Mine has a large hex nut that's very hard to get to thts around the faucet thread. Any ideas how to loosen it? I have no basin wrench

Ive done alot of this on my house. Some spots are tough but this tool helps alot. They make it look easy here but I think some of those replacement shingles are cut short. Need to ensure you have the right exposure to be water tight.

Is the foam Non Flammable??
No foam is non flammable, this is fire block foam identified by the orange color. Fire block foam is still highly flammable though, there's just more of a time limit before it combusts, which is why it's not rated as a fire stop. This foam is also only approved as a fire block in beads as wide as 1 5/16" or 33mm. Larger than that is not code or an approved fire block. Many spray foams have the fire block capability but are uncolored, the orange coloring is specifically for ease of identification during code inspection.

Because it's controlled by a light switch so you can plug in a lamp and use the light switch to turn on/off

Cement board is not waterproof it's water resistant. also you should change that old ass three handle valve which probably caused the moisture problems in the first place
