The Kansas City Housing Market is still going strong!
I toured this home in Lee's Summit Missouri for some out of town clients. This home was listed at $420,000 when I did this walkthrough and went under contract with in 5 days with some other buyers.
This sale closed on June 6th and closed at the original asking price of $420,000.
This one was a pretty well maintained home with just a few repair issues and maybe some possible square footage discrepancies with the basement but overall was a nice home to show.

I’m randomly here watching this… one major update… if you work in KCMO OR live in KCMO you have to pay 1% city income tax. Best to work and live outside of city limits.

I knew the fountains and I’ve heard about Mickey Mouse. Subtropolis has been on my radar because we were supposed to do a 5k in there but I have yet to visit it.

KCMO will likely lose both teams to KS and possibly the Royals to another metro. Hopefully something changes, but once you open a door for KS to poach from MO, they typically come up with an offer the teams can't refuse. It's how Sporting KC ended up over there.
It’s always a possibility but I think if Kansas was going to offer them something they couldn’t refuse then they wouldn’t even be negotiating where they are now. Kansas may not even want them in 7 years. Could be a whole different team by then. Lol
I was going to vote yes until the Chiefs president threatened to move the team. Really ? I have been supporting the Chiefs for 50 years and now you threaten to move unless I pay an additional sales tax once the agreement of current tax ends in 2031, Now I will vote NO As far as the Royals are concerned, moving to a downtown stadium is the worst idea Ive ever heard. No parking, horrible traffic, lost businesses, etc. etc. Both teams stay where they are and renovate the stadiums, I would vote yes.

Corp Corporate greed at its finest. 2nd Don't fix something that's not broken, its in the perfect spot currently. 3rd the traffic will be unbearable for local residents 4th The fact they would threaten the city that made them the most popular team in the NFL is shameful. Fans don't go to games for shopping and dinning...Yet i would vote yes so you guys wouldn't loose the teams and revenue.

I hope KC does crash… we need the fed to get serious first. More rate hikes and layoffs.
I wouldn’t hope for a crash, I don’t think that would benefit your average home owner. Investors would love it I’m sure! 😂 I would like to see the market cool a bit more and the appreciation to slow down and wages to catch up to inflation though. That would help create more opportunity for your average home buyer.
I just sold my home in Roeland park. Renting for a year in Westport then rebuying. Hoping it drops 20-30%. I want to rebuy a smaller house for less.
@@gentrybrown2032 I see. Back in 2008 when the market crashed home values dropped 19%. That crash was mainly due to unregulated lending. When people ask me why lenders need so much info I tell them it’s regulation so they know they can afford the home. Because of those regulations I seriously doubt we would see home values drop even close to what they did in 2008. So unless there is some sort of catastrophic event like a great depression I wouldn’t bet on them losing that much value. And if they did I’m sure a lot of people would not be in a position to purchase a home. As of right now they are projecting home values to go up 3 to 5% a year which is normal appreciation as opposed to 2021 where are the average appreciation was 18%.
