Enter for an inspection without the tenants being there - I don't think so.
It’s simple… if you like where you live.. look after the place and keep it neat and tidy, pay your rent, report any issues and you’ve got nothing to worry about.. I don’t understand why people get so stressed out about this stuff

I don’t like anyone in my home without my presence. Why I do I trust you?? Would you trust me to “inspect” your home? I have been robbed so yes it’s a thing. Mold? Get rid of the leaves in the gutters and add gutter guards which should be your routine maintenance. I’d love a window in my bathroom or an exhaust that works. You have to help me to help you. No dishwasher here. No where to hide the washing up. Dust on fans? Not good as an elderly woman to climb on ladders. Is that a service you can direct me to? Not Airtasker who charge way too much. Globe replacement is a big deal when climbing up is an issue. I’m glad you have a “portal” for maintenance. My pm has a poor memory as the portal for everything. Thank you for this video. I’ve been out of the rental market for 50 odd years. I had no idea weeds were a thing. I thought mowing was the important thing. I’m learning a lot thanks to your videos.
I’ve had family members fight with both “bond cleaners” and real estate agents over this same thing. If a property manager or real estate agent can’t/wont recommend bond cleaners who actually clean then what’s the point? The tenant loses the bond and pays $1100 on top of it. I think it needs to be done differently. The bond is saved to pay for a decent bond clean? I don’t know the answer but I’m so sick of all the scammers out there. Btw, I had no idea that part of a bond cleaning was to sugar soap the walls.
It can’t be that difficult to find tenants today!!! 7 days to check the condition of the property in 2024. Bond top ups - a money maker made up in Queensland!! Why isn’t the bond attracting interest? Why isn’t a copy of the quarterly report sent to both owner and tenant with the same “Brought to your attention” section? How long is the notice for renewal lease?

Can refuse management to come in my unit for inspection, until they come back wearing gloves. They go from unit to unit flushing toilets no gloves at all, they don’t even change their gloves in between units. That gives me anxiety it’s unsanitary, I expressed my concerns and the manager is being difficult.
I'm in california. Paid rent always on time. Now the owner wants to sell yet the realtor is wanting indoor pictures? This feels like a violation of privacy. Do I have to allow photos to be posted online?

I think you forgot to mention that the tenant is responsible for mowing 30 acres, and the track in is well... atrocious & must often get cut by flooding, apart from that it's very nice.

The problem with landlord is they think they own the renters too.
Most landlords are greedy / uncaring / uncouth 😋 But this landlord (ME 😁) is caring / understanding / patient / well-loved and sought-after 🤭

Sorry to hear that. RTA Qld says that once an approval is offered even verbally they need to give you 5 days. to sign the lease. Its common for us to to approve someone who's changed there mind or about to be approved elsewhere. So prior to offering an approval, we clarify with them how fast can they pay and sign the lease to ensure they will not create delays. But we would never do what you've just said has happened to you.
what is your opinion if you get approved and you set up appointment to do next step, but before the your appointment someone else brought application and deposit. And than you show up your appointment day and the landlord tells you the unit is taken by someone who brought deposit and is not available anymore without even telling anything? Can that be illegal or just stupid
Why do they have to check my room when I pay rent. I understand gardens etc but why my room. Im not living there for free
They check it to ensure the property is protected, owner is protected and all health and safety aspects are met. They also check if there is no breach of tenancy agreement and if all equipment included in inventory is in good working order.

Really well explained. It's good to see a realistic video with someone who was from a city like Sydney. The video gives a good perspective of what life is like on the Sunshine coast. I hope the prices don't increase too much in the next couple of years, compared to Sydney, as I would definitely think of selling my Sydney shoebox of an apartment, for a large apartment in the Sunny Coast. 9 months of warm climate, makes the 3 hot months worth it over Xmas. Sydney is cold 6 months of the year. And Sydney beach water is even cold for swimming in summer. 27 degree seawater temperature sounds great.

My landlord/owner walking all over me. I feel like I don’t have any rights as a tenant. They lied from beginning the day they came & took pictures inside stating they were assessing property. Two hours later a For Sale sign put outside. Never recd any written notice house going up for sale. Listing Agent more rude than owner. I’m trying to find a new place.
I'm the nicest kindest most wondrous landlord on the planet. here's my motto. if the tenant takes care of the place as if it's their own home, maintaining landscape, doesn't cause any scuffles with other tenants, pays rent on time, asks permission before doing any changes and is respectful mature responsible reasonable individual Then in return I keep the home up2par in Tip-Top condition and never ever raise their rent for no matter how long they are there.

Great. You really can’t go wrong in any suburb. It would depend on what interests you. If you want to surf all day and live in an apartment you are spoilt for choice. But maybe you want some land , for some horses and a vegetable garden. Your budget would also need to be considered
