Building A Self-Storage Facility To Generate Passive Income

    Hi Steve, your videos are great, I've watched them all several times. I am a growing small builder and would like to know what kind of systems and processes you have in place. Specifically for things such as: do you use a software for doing quotes, do you have a construction sequence (stages/phases with defined items to address) for both new construction and renovations, etc. You have obviously done a lot of builds so anything that would help us not reinvent the wheel would be great!

    My current house has hardiplanks on the outside. They're sturdy, weather resistant, fire resistant .. all up a pretty good product. I won't use them again because in a climate with a lot of temperature change, they flex just a little tiny bit. And that little tiny bit is enough to open tiny gaps between each plank and the next, and those tiny gaps are enough for our local spiders to nest in. Our exterior walls are covered in lines of dirty little cobwebs under every plank. I've been around several times, cleaning them out, filling the holes with caulking compound, painting over them yet again. It's hardiplank, it shouldn't need this much repainting! But every time, within months there are these tiny spider nests appearing again. I'd be happy to clad a house in plan smooth cement sheet if I thought I'd be able to sell it at a decent price when I was done. But I won't use hardiplanks again, and I don't think I'd use any other lapped plank system. I want a wall without cobwebs.

    Thankyou for sharing brother. Your story with your pops is moving. I have an amazing relationship with my pops and he doesn't speak English but man he's alot like your dad. Believes I could do anything. And I come from the ghetto. I was a troubled kid aftwr My parents divorced when I was 11 and that really messed me up mentally. I ended up in the streets and i was in relaly violent and drug activity. The crao that the rappers claim they do lol But here I am after 10yrs in prison, I'm a Realtor, I own 2 homes, had 3 but sold for a 50k profit early this year, engaged to an amazing woman. And by the way I'm selling my 1st home that I purchased for $100 down-payment. A foreclosure 4yrs ago and I have about 350k of equity that I will use to purchase my 1st land and start building 👷‍♂️ homes 🏡. Thankyou for your story it is possible. I notice a common link from everyone I watch. And that is their 1st book we all read 📚 that changed our perspective in life. I'll be in touch brother. U have amazing content 👌

    Steve love the content. I want to get started building one spec house. Lot of builders in my area say don’t waste your time unless your building 2,3,4+ houses at a time. I’m in Staten Island. Would love to hear your opinion. Thank you.

      I would build 2 to 4 at a time but not all specs. 1 spec and 2-3 custom homes would be ideal. The customs are steady income . The spec proceeds you need to roll one to the next. Keep it simple there no rule that you need to build 4plus houses. Ive done quite well with 1 or two ant a time.

      Most of the nail holes are on the boarder and taped and as long as the nails are not overdriven there is no problem. We always put another layer of felt on top as a protective layer. Compare this product to OSB and its worth every penny .

    Great job, Steve. Are you ever considering building single family properties outside of Stone Harbor? I actually live in East Greenwich (your former stomping grounds) and, as you know, the current market has made it slim pickings in regards to new construction homes. I know you have a full plate with all your projects but was just curious.

      I started in that area. There is money to be made everywhere in any market as long as you buy right. The benefit of having a spec home all done brings value. If you find a lot that others can't because the market is tight then you have value. Get creative and buy a lot off market . Check out the video on finding the perfect lot.

    Finish up open projects and sell before the next election, vote trump and don’t touch undeveloped land for a year and a half to see where the economy is at . Hopefully no property was purchased after 2020 . Might have to wait from three years for material cost to decline and don’t vote in democrats that make laws on feelings they have when they imagine how a perfect world should be . At best they witnessed a Hollywood movie for inspiration and have never been witnessed by any two legged creature in all existence and especially no reasonable data to back up the application. Besides that cave men didn’t use fossil fueled machinery and they ended up making less clothing and more berries available. Gas electricity and solar in combination from reasonable use for your location is always awesome. For some reason propane shipped to Hawaii is cheaper to run appliances per cost of btu output. For some reasons our government wants to have everyone on solar power but grid tie in only and only with the only power supply company. For some reason government always gets upset about private companies that have monopolies on goods and services accept democrat strongholds that can’t store power. You do have reasonable tips

      @@MichaelBarnes-d3k You need to take two parallel roads when you’re in real estate. The way you’re making money right now to pay your current bills needs to be one road. The point of flipping homes or building homes and selling them is to make extra chunk of money that you don’t need. This is a difference between active income and passive income. Do you want to take those chunks of money and eventually put it into some income producing property so you eventually replace yourcurrent active income job. You have to take two parallel roads in the beginning.

      Start now why wait. Get educated and only become a home builder to make guaranteed money while you build a spec home. Keep rolling the spec home money to a chunk of money to invest in a passive income property.

    Awesome stuff. What would the price difference be between purchasing a stock plan vs taking a stock plan and having them make a slight modification like in this video?

      If a stock plan was 2,500 for example goes by square footage , and we made slight changes may add another 1,000. But if we started from scratch a custom plan could be 10,000. So starting out try to stick with a stock plan.

    We’re about 1 week away from finishing a $260k dollar 4 month remodel. After seeing this video I definitely believe if I was involved in the planning stages, I wouldn’t have even submitted a bid. It has been an absolute nightmare! But I’ve learned a lot so I’m taking it as an expensive learning experience 😅 Thanks for the great tips, I’m going to start looking for those stock plans and begin that relationship with an architect firm!

      I have always subcontracted out all trades. I was tempted at times to have my own crews but it’s been my focus to keep overhead as low as possible.

    Would you be open to sharing that spreadsheet of the steps to take the home from start to finish? I’d like to learn more specifically about the timeline and when you need to have each sub/trade lined up to keep the project from stalling.
