Especially in Tauranga, where 20 houses might need $100k of retaining and a bridge to get to them. Planners have had this wrong, intensification should have always been on the menu, rather than the group home profit bonanza of the last 15 years building 160m2 stand alone dwellings on 290m2 sections.
100%. A series of short term councils that didn't want to grow Tauranga properly!
