    It's a good product but I see it coming in future at some distance .. it's not similar to internet banking where people thought it's fraud (as he mentioned). People did not think it was Friday but they were getting mugged due to the lack of security .. don't get it confused or mic it up .. Also our Sharia board is not very trusted .. they have messed us up in past .. and that also needs to be addressed. Also people need to gain trust on that as much of the islamic banking in past was a good effort but a complete BS .. it's a fact it was BS. .

    How is someone expected to pay rent + pay off x% capital of the house per month (no matter how small)? This solution is only for those taking home £5k+ per month imo where they'd have enough capital left over after paying rent to purchase more equity of the house.

    If Pfida are going to be charging tenants/partners the current ludicrous rental rates then they will be making huge profit, more than banks supplying conventional Islamic or Haram mortgages. It's a good business model but costly for tenants unless they can quickly pay off the house...but may pay even more if the value of the house doubles over time... 🧐🤔

    Islamic shar'ee trade at the core is an equitable exchange of value between two consenting parties. The currencies of choice start with gold and silver, but when there is a shortage of these two commodities, then items such as what, barley and dates were accepted as means of currency. All these accepted items of currency have 'intrinsic value'. People often get confused with this archaic term and suggest anything that is valued by people subjectively includes intrinsic value. That is a misguided conclusion and explains why so many miss the obvious. Another way to explain what unites all the traditional accepted currencies is that all the said items have various uses and utilities outside their use as a currency. There are countless uses and benefit to gold outside the use of currency. The same is true for silver and the other items that are accepted. The billion dollar question then remains, other than the use of currency what utility or benefit does bitcoin have or offer? In fact, this is nothing more than a Dajjalic ploy to dupe mankind away from what Allah SWT has ordained and left as a means of protection for mankind. Anyone with inner sight can see that crypto is yet another rope or a ploy to eventually hang and dupe mankind to become enslaved by non tangible, digital, programmable currency that will impose complete and utter control over the masses. It takes only the stroke of a pen to make all crypto illegal tender and make the likes of CDCS the only game in town, which is a checkmate move around the horizon. We should be the greatest advocates of a return to not just gold but to a bimetallic system of gold and silver. Instead we have misguided and ignorant leaders that are leading us to the depths of perpetual slavery.

    The biggest issue I have found in uk Islamic mortgage is that you are forced to by buy the percentage although some may allow just to rent the property this is only for a period of time and your are eventually going to have to buy the house.

    Just like in China, Zedong started with good intentions to kill all sparrows leading to mass starvation - that is the story of Islamic banking. The beneficiaries have only been the shariah bankers, lawyers and scholars - paid for by the Muslim customers-impoverishing them further and tarnishing the image of Islam

    @16:00 A mortgage is not a straight forward Loan, in fact Banks do not lend Money from their own deposits, i am sure you know this. What actually happens is you create the cash value with the Agreement to pay signed in the name of the Ens-Legis Debtor, the Bank takes that cash value and returns it as liability to the Mortgage Account. It is called a Loan and the Purported Borrowers are in fact undeclared sureties for a Collective Investment Scheme, in terms of the SPV that takes on the assigned Chose, the Obligor is actually paying multiple parties of who they have no knowledge of, and who have every few years been dissolved under a winding up motion. It takes a tame if not biased Judiciary to allow and order that the so called debtor actually pay more than the equitable value that the assignee has vested in the transaction, so its not just an interest issue its a capital repayment issue. In many cases the Legal Charge holder has no legal title but is instead vested as trustee for an undeclared counterparty that may or may not have an equitable claim against the Obligor.. How you are getting around this and making these same Bond based investment schemes Halal is a matter of urgent scrutiny.

    I got the islamic mortgage but it felt like I have got the same traditional mortgage but with higher rates. They charged me £1000 product fee, rent is based on BOE, can’t make a repayment of more than 10% same as traditional mortgages then what’s the difference? Just calling it a rent makes it halal?

      You need to understand the basics of Islamic finance. Specially musharka and mudharba, the Islamic mortgages are based on Afofi principles and we may not be agreed with every single principle. There are some clauses in your Islamic mortgage contract which doesn’t make it 100% sharia compliance but does this make the whole contract invalid? Discuss clauses with a scholar who is specialise in Islamic finance and then do istekhara after you have made up your mind.

    I am with gatehouse and my brother is with primary finance so I can compare the two products. The primary finance model is great and the only big difference I found that if you can’t pay the mortgage due to financial difficulties then you can just pay the rent. If you use their calculator then there is not much difference in monthly payments. The waiting list is very long unless you invest 50k plus. Just remember, if you buying the first house then the stamp duty is very high. You will pay the stamp duty of second house. All Islamic home products including PF don’t share the burden. You will have to pay for the home insurance, house maintenance and etc.

I’ve heard somewhere the stamp duty must be paid twice or something with PF, could you confirm if that is the case? Also how do they calculate the target rent per month?       @@mektrodeWalaikum Asslam, Yes, you pay the stamp duty of second house. My brother hated it. My brother invested over 50k, I don’t know the exact amount but he only had to wait 6-8 months. The more you invest the quicker you will get the house. Also, bear in mind the purchasing new build is not allowed. They are bit picky with the house choice.If the house survey report is not that good then you will be asked to look for another house. If you email brother Raza then he will Inshallah break down the monthly rent and your share. As far as monthly payments are concerned, there is not much difference between PF and gatehouse. I hope it helps.

    Islamic banks being helpful - so Muslims can preserve wealth is a an untested simplistic argument in my view . Imagine if there were no Islamic banks - would Muslims not invest more in entrepreneurship? Would pfida like firms not be 10x bigger - would there not be real innovation ? With this line of argument we should have tried to find shariah complaint gambling - It does pay taxes and help shareholders make money The primary beneficiary of Islamic banks have been unfortunately the shariah scholars, shariah lawyers and shariah bankers Sheikha Akkram nedawi ( teacher of yasir Qadhi) talks about why not make an exception for one home if we really believe in preserving wealth argument.

    Yes but the issue with pfida is if you already have a house you are basically screwed. (And i have talked to their team extensively on finding a loop hole, best thing could think of is investing in pfida via a family freind etc...then make them buy the house from you via pfida in 5 years etc...time plus the amount you put in to get in quicker the return isnt wonderful on that 10k). In the uk thus legally is known as alternative finance which means your first time buyer benefits is void and secondly it has to be a buy to let effectivly. There is a nother similar islamic products where basically your buy back model could only be done every 3 months at 5k minimum but every month the property is revalues and you have an additinal fee on top of rent. Aka you will never own the house via shares. Gatehouse for exmample will akways own 20% and (what they dont mention upfront) there is a 4k fee to even take it out with them...pfida though great if its your turn to buy and capital is avialibale but it's is a headache if your trying to figure out what to do when a wife wants a house of her own.

    The WHOLE time I was thinking hope the brother does not get diverted from his initial INTENTION of preventing RIBA and getting misled by finance but Alhamdulillāh he hasn’t. That’s why it’s important to CONSTANTLY RENEWING our intentions that it’s all for Allāh’s sake. Along the journey one can easily get diverted by doubts and desires but we must always go back to renewing our intentions. May Allāh grant him and us all sincerity. RIBA is no joke, it’s a system that destroys society.

    I just used the pfida calculator. For a £400,000 house with £80,000 deposit. They have calculated a monthly payment of £2025. But it does not break down how much of that is rent and how much is equity purchase, thought its separate.

    Love this. I'm only 10 minutes in, but it's already got me reflecting hard on my own journey into Islamic finance. In 2018, I quit my first job as a consultant for EY after having been promoted to a senior consultant with zero plan and having expedited my notice as I grew completely disillusioned with the work I was doing and its lack of impact. This wasn't an easy decision. As the first in my family to go to university, I had worked incredibly hard to secure the job at EY and then earn a promotion despite my lack of social and cultural capital (more in the comments). Yet, I knew my heart was no longer in it and needed a change. At the time I was doing a qualification on Islamic finance so I knew I wanted to work towards getting into the IF space. To figure out my next move, I remember: 1. Going through every single job role on Prospects (a careers site) and shortlisting a few 2. Making an Excel sheet of every single job role people working at Islamic finance companies had (reaching my max search limits on LinkedIn). Eventually, I realised that it'd be better for me to take an actual skill set to the Islamic finance industry and used my maths background to retrain as a data scientist with a view to eventually transitioning into IF. Truly Allah is the best of planners though as just the next year I got the opportunity to write about Islamic finance (ahead of schedule alhamdullillah) which eventually led me to Wahed where I got the opportunity to work both as a data scientist and a writer. My advice to anyone else in a similar situation is to: 1. Have a firm intention and make dua 2. Be diligent and do your research 3. Try to leverage the skills you already have before learning new skills 4. Work hard and take steps that move you forward (you'll never know where you land or what doors open so just keep going)

    It is important to understand the principles of Usool. When a sin is widespread and has persisted over a long period, and Islamic governance is not in place, it cannot be eradicated immediately. This gradual approach was also observed during the time of the Prophet Muhammad (peace be upon him). Gradual implementation is necessary; once control is established, strong barriers should be put in place. For instance, the prohibition of alcohol and usury (riba) was implemented gradually.

    If you borrow £100 and it's worth $500. After 20 years £100 is worth $200 and to pay $500 back you pay £250. Is that not Riba? But infact it's the exact same value of currency paid back. It's not actually paying Riba?!

    All Fiat money is not Islamic money... It does not fufill Islamic criteria of money. It's all Monopoly money... Literally. Currency is deflated Centrally ( through inflation targets) which as I understand is negative Riba... So therefore all currency is Riba. We shouldn't touch it but we have to.
