As per my suggestion and experience "The Reserve at Lake Somerville" is one of the best upcoming community in central texas.

So sad! Ruining the beauty of the land in Central TX as well as making it unaffordable for most people.
I hear your frustration, and I hope these developments will not diminish the land. I don't have direct contact with any of these developers, but I know the goal, most times, is to protect the natural elements. As many of these communities are built and inventory increases, prices will stabilize and make home ownership available. We are already seeing this in places with homes priced in the low $300's. I know this is not "affordable," but it is much better compared to where we were six months ago.
@@holleyhomesrealty Hope and reality are two different things. The developers can ultimately care less about anything except for money. They could really care less about the Edwards Aquifer and if there is water in 50+ years, they could really care less about our natural wildlife that they run off, etc..
You are 100% correct and trust me, I am on your side. I am excited about the growth in the area, it is my job, but I respect nature. I hope that one day I will have a bigger part in the decision-making and conservation of Central Texas. Do you think builders will be forced to slash the agreed upon price if the market corrects?
That is a great question. Builders have recently dropped prices in certain neighborhoods by $50K and are offering $15-$20K incentives to get homes under contract and combat interest rates. However, I think it will depend on the home's appraised value if you were already under contract. Most lenders locked buyers into solid rates, and the difference between 5% and 6% interest rates is roughly a difference of $300 a month on a $500K home mortgage payment. In comparison, dropping the price by $50K is a difference of about $275 a month. Now, these are just rough estimates. Please speak to your lender. Have your agent contact the sales rep to see how they handle the situation. All builders are different, and it does not hurt to ask. When the appraisal comes in, if it is low, ask the builder to meet the appraised value. I know this is a lot of information, and I hope it makes sense and I answered your question. If you are working with someone, reach out to them. If you do not have an agent, I am happy to discuss this with you further. Good luck!
