Tour a modern luxury Redondo Beach townhome
Townhomes are found throughout Redondo Beach, California and come in multiple configurations.
Some are "2 on a lot" or "3 on a lot" referring to how many units are built on one lot. You'll also find some very large townhome communities in Redondo Beach - there's even one with over 100 townhomes clustered together. And in between, there are multiple 4-16 unit projects.
If you are thinking of buying a townhome in Redondo Beach, one of the first decisions you'll be making - after you decide on whether you want to be in North Redondo Beach or South Redondo Beach, the next major decision is whether you want an attached unit or a detached one.
Attached or detached refers to whether there's a common wall or not.
Buyer tip: there's far more attached (with common wall) townhomes than detached units. That means that usually detached units are more expensive. But not always.
Some Redondo Beach townhomes have "reverse" floor plans - as do some Single Family Residences (houses) in the Golden Hills. A reverse floor plan means that the living areas such as the kitchen, living room, dining room and primary bedroom are found upstairs and multiple other bedrooms are found downstairs.
This floor plan is usually found on attached 3 on a lots in North Redondo Beach and detached 2 on a lots in South Redondo Beach.
In this video, I'll be showing you 2707 Rockefeller Lane, Unit C in North Redondo Beach.
This unit boasts the newest floor plan offered by the builders. It is multi level with 3 floors plus a roof deck and balcony off the main living area. Because this is an example of a "C", meaning rear unit, there is also an exclusive use back yard.
The current generation of 3 on a lot townhomes also feature lofts - or what the builders call mezzanines.
Here's a few other tips you need to know if you are thinking of buying a townhome in Redondo Beach.
TOWNHOMES ARE CONDOS
Townhome is a property description not a legal description. Legally, almost all townhomes are zoned as condominiums. While it is rare, some are zoned as "PUDS" planned unit developments.
THERE'S NO "NO HOA"
Anytime you have multiple dwellings on one lot there is a a home owner's association created by the CC&Rs. Some are "inactive" meaning they do not have annual meetings and monthly dues. This often happens in Redondo Beach and the other Beach Cities. When you hear an agent say "there is no HOA" for a townhome or condo, well that's just wrong.
THE PARKING SPOT AT THE END OF THE DRIVEWAY DOES NOT BELONG TO THE REAR UNIT
Another thing you'll also mistakenly hear from agents is that the parking spot at the end of the driveway belongs to the rear unit. Not true. It is designated on the condo plan submitted to the City of Redondo Beach as "guest parking". While the owner of the rear unit often exclusively uses that spot, it is not "theirs".
Redondo Beach is one of the three Los Angeles South Bay Beach Cities. The other two are Manhattan Beach and Hermosa Beach. Redondo Beach is the largest of the 3 and offers the best value for living the South Bay lifestyle.

Do you know what Universities are located closest to this area?
A lot of people who live in the South Bay go to USC - the University of Southern California, which is an expensive private school. UCLA is further away in but is a public university that's kind of hard to get accepted from what I hear. El Camino is a 2 year community college not that far away. And then there's Loyola Marymount University in West Los Angeles. I hope that helps!

It is a signed agreement. The trial with a jury found NAR guilty. The judge is only decided on if Realtors have future immunity from more lawsuits. The DOJ and Federal Resurve both published paper on the de-coupling of buyer and seller commission. NAR has already said this is happening no matter what the Judge says, and the agreement says to implement it as soon as possible.
