I own a 2nd home that I rent out in Steamboat. I personally would limit my rental to 89 days, and increase rates to maximize the 89 days rental revenue to offset my expenses the best I can and come out of pocket for the remainder to keep my 2nd own for our families enjoyment. Majority of mountain rental revenue comes during the ski season, so I would likely shut down renting my condo in the shoulder seasons and the most of the summer season. If majority of people do this, this will greatly increase the cost of tourism for people in/out of state to visit. Question I have is if this passes, would it be in effect for 2024 or start 2025+?
Thanks for the feedback! I agree completely on the strategy of blocking out the lower-demand nights like spring and fall shoulder season. May as well keep the 89 nights reserved for the highest demand/price nights. I know we have to be strategic in our pricing or we price ourselves out of rental nights if we're no longer seen as a "value" to the marketplace. Like everything, it's a give and take. To your question, since they're still in committee review, I'm sorry I can't answer that but we'll be adding additional videos as this progresses. Please check back. (PS I love Steamboat!)
I would feel bad if I had any property at all and was not poor
It's quite a challenge, housing here in Summit County. I battled increasing rents and limited availability for many, many years before purchasing my first house 30 minutes away.
As a land owner in Summit County (Blue River) , and with current plans to build a second home (2026?), I would reconsider my upcoming decision. No money spent on design or building is one small effect on the local economy. I would limit rentals to the 90 days, at the least. My current property taxes more than doubled this tax year, on vacant 6+ acres , effectively forcing a decision to build soon or sell. The old saying about the road to hell being paved by good intentions I think is very apt here.
@tomasosprite3185 great points! You raise several great points about the impact on the local economy (design/build) if this bill passes. And I personally don't think this bill solves the problem they say it's intended to address (housing for local workforce). Thanks for watching and commenting.

What is the entry price for a 2bedroom in any of these 5 featured condos?
Great question! I didn't include that in the video because prices change over time. There have been a couple recent sales of 2BR condos in Beaver Run between $900K and 1.1M depending on size, views and whether it's been recently remodeled. At the Village at Breckenridge, you're probably looking at $1.1M to $1.2M as entry point, as of the start of 2024. Let me know if you have any other questions!
Are homes in Shock Hill limited in terms of STRs?
Yes, they are located in Zone 3 which means there are not currently STR licenses available for any owners in Zone 3. The number of active licenses is already more than the newly imposed cap. Are you hoping to find something in an area where licenses are still available?

I remember staying here great condos
Great location, great amenities and skiing right outside the door!
Just no one said this summer everything would be under construction. So my view was excavators and dust every night and day. Also everything was shut down except the mini golf course and the gondolas. The bowling alley doesn't get oiled very much and the room I got for way over 600$ a night was filthy and full of other problems. Management is great with customer service, but I can never get back my anniversary, which was supposed to be worry free. Not to mention the cleaning staff barged in at 8 am when check out was 11am, and I was naked getting out of the shower. Plenty of other terrible issues I won't get into right now, but those issues were enough to get my entire stay comped. Anyway hope someone else can have a better stay than my family.
Brandon, sounds like you caught the very worst of it! I'm sorry that was your experience but it sounds like the staff took ownership of the problems. I'm so glad they comped your stay. It's the least they could do!

Gas fireplaces... Epic fail.
I had to go back and look at them to see how you identified them. I would not have noticed had you not said anything. I want a real fireplace not a fake. How do you know when you look at them?
Hey Billy, thanks for your comments. Interesting story, with all the new environmental regulations is pretty challenging to get a new wood burning stove approved in the County. Lots of negative points in their system so you have to offset that with positive points somewhere. Obviously there are pros and cons. With gas you flip a switch and you're warm right away. I lived in an old mining cabin for several years - no electricity or running water. My heat source was a wood stove so I know how long it takes to warm a place at midnight when you come home to a frozen house.
Benny it's hard to tell the difference in a video. In person, really easy to tell. With gas you don't have the smell, soot and work of building a fire. But you also don't get that nice crackling sound of a roaring fire when you have a gas fireplace. There are pros and cons to each.
@@petedeininger-brecklifegro9360 So the local busybodies think they're entitled to veto a proper fireplace? Sounds like a great reason to eliminate Colorado from consideration. Utah, Montana, Idaho, and Nevada all offer great ski properties.
Observation: "great views" from a ↑drone↑ are not great views.
If you step into the home, you'll see the sweeping views from almost every room. Hard to capture from inside a home where it's darker and the outside is brighter. It's called overexposure so it doesn't capture well. Swing by to see it in person!
