Hi Paula yes that is the key 👍 Real estate is not about house it’s about where it sits. You can always remodel an old house and make it your own and the beauty you want it to be, BUT you will never change the land where it sits so really that should be the #1 rule for buyers, location, location, location. Hi Kev 😊 not sure where you live but every single one of my clients this month have bought in HOA communities even if they were just $15 a month because in Las Vegas there are very few places left with no HOA .Problem is there are beautiful homes out there but when people go see them live , they don’t want them for one reason or another. You can definitely find them but these days it’s becoming rare so very competitive market there for sure 👍 thanks for your comment appreciated it 😊

Great question 👍 I’ll need to confirm with the builder but IM POSITIVE that would be a YES with new builds and their codes. Don’t Think it would pass inspection without that since the codes have to be updated to todays standards. Before signing anything we would need to see that in writing 😁💪💯

Hi Nelli at this price point no yard, they have parks, pool and dog park all in the community right there when you step out your door, bbq areas too 😃👍

Yes, Robin they are attached by walls, unless you get the corner unit then it will only be attached by the one wall on the side and the other side clear of any attached walls🙂

Hi Robin, these do not have a yard unfortunately. Builders either give you a patio or a 2-car garage. Sometimes you will find one with a patio and a one car garage. With this price point they opted to build a garage as most people really want a 2-car garage because it feels more like a single-family home. You can find ones with a tiny yard plus a garage but not at this price point. I've seen a few in Summerlin for about $750K-- so expensive and they are 3 levels, yikes!

Really? wow that is so helpful thank you. Most people these days are not caring too much about the tub in the bathrooms, except for the master...that is interesting. I would love more feedback from this community because it's very helpful for me to see what it is that buyers are looking for and what they are willing to pay for such things as " turnkey" and tubs. You are right there with most buyers 😀the most popular feedback I get is... " I don't even want to paint" that is how turnkey I want it. I agree with you, this has lots of potential for the right person who loves projects, but most people do not want to do all that work, no way !!

@suzisellsvegas I'm retired and renting in Vegas for a year. I don't want to do any extra work if possible. Other than maybe a fresh coat of paint. That's why I'm renting first. Gonna take my time and find the right one without feeling rushed. If I bought one directly before moving from the Bay Area I may have rushed into a mistake.

@@doclew28 you are a very smart man, I myself am from Southern CA and did my research here for over one year before buying and I was just like you, painting I would do and I also had carpet removed and that was it!! All the homes that needed anything other than those 2 things were out for me, no extra work …. too much life to live when you are retired. Believe it or not some people want to do that when they retire, they want the work, not this girl though 🤣 too much for me!

Hi Gene there you are 😃 most of the HOAs at this price only cover maintenance of trees throughout the neighborhood that the city does not cover or take care of. I don’t even know why they charge this fee to be completely honest. They should just take it out altogether and say no HOA, but unfortunately I can’t control that. Yes great home at a great price for this market, won’t last for sure. I was just happy to see something in good condition at a more affordable price for folks, this market is still nutty 🤣 thank you for your feedback Gene appreciate it 👍🫶

Must of my clients hate HOAs and they don’t want it, so Ive become a specialist at NO HOA property searches but it’s not easy you must move fast… you are 100% correct it’s getting harder and harder to find in Vegas but as of now you still have options 👍

Some people love large homes but I see that as more cleaning for me 😩 no thanks. @suzisellsvegas Yes, ppl would always ask how we would go on vacation for a week every summer with our kids. Because that is what we spent our money on, not a grand house or expensive cars. We weren't trying to impress anyone but our girls. Our 3 daughters are grown now, but they still talk about those yearly vacations. You can't get time back, it's so precious. Family memories that last a lifetime.

Hi Archie every single property for sale is ALWAYS negotiable and I mean ALWAYS!! Sometimes if a property was just listed for a few days the seller may not want to take too much off BUT the longer it sits with no offers the better deal you can get and bring the price down. One thing to keep in mind is homes in this great shape usually go fast and many people love it. To answer your question YES all homes on the market can be negotiate for a better price depends what you budget is , hope that helps 😊👍

Hi Andy I know this market is pretty nuts 🤣 only issue is that Nevada has no natural disasters so all the people that are considering that when parking their money sure do find it valuable for that reason alone! But I totally get it I say this to myself quite often things all over the world are very unaffordable, interesting times for sure

Hi Mark I understand how you feel, that’s why many people absolutely do not want any HOA when they start shopping. I’ve had many clients tell me they are flexible with many things but I do not want an HOA and that’s easy to find as well 👍
