Thanks for the garage. Is the shower in the master bath big enough for a wheel chair ? Hall ways and doors need to be at least 36 inches. Lots of retirees looking for smaller homes that will accommodate later needs.

Too frilly

Like the outside look of the house, minus the tub, really weird spot. The kitchen table and the chairs are way too big for the space. The double kitchen door to the patio must be really bad to use - tables on both sides don’t make sense. If the house was just a bit wider, you could have the space at the end for the tub.

I'd occupy this place as a single, so perhaps the windowed bathroom door wouldn't bother me, but guests might object. I might rework the plan to put the bathroom upstairs, giving more room for kitchen counter and cabinets. That would also allow more space for code-compliant stairs.

I don't understand why people are so upset by design choices; if you were to build this home, all of the choices would be personal taste. Floor plan is spacious for one person, or couple. It would work as an ADU or mother in law cottage.

I would adapt this plan to suit my own needs. I'd replace the cabinet next to the entry with one that has hooks to hang coats and a bench for removing footwear. I'd dispense with the wasteful open fireplace and position the TV at a sensible height. While a single bath was once considered adequate for a three-bedroom house, that is no longer the case. The plan shows a stairway to a potential attic room, and if not used for that I would insert a half bath. The kitchen has empty floor space, so a small breakfast table or a wheeled island could be added. There appears to be a large pantry off the hallway.

The long hallway is a lot of wasted space

The house lacks a second means of egress, usually required by code. The living room area is small, and it needs rearrangement of the furniture. The kitchen needs more counter for food prep, so an eating table needs to be fitted in somehow. The plan still has potential, but the pink woodwork doesn't help this presentation.

No way is this 540 square feet. A boxabl casita is 500 square feel and this is much larger.

I will never understand spending money on a faux fireplace when you can spend that money on more important things for your home.

The entrance is not optimal - falling on top of the couch is bad. I'd move the couch to the right wall from the entrance. The storage there - to the wall opposite the entrance. Maybe a projector screen or TV lowered from the ceiling in the middle of the room? That would leave the entry bare enough to walk in - maybe you could even add a couch/dining table or extending dining table. Some storage for jackets and shoes might be nice too and a small shelf to store keys, bags... That's the things architects often forget - room to put a laundry, but also to collect dirty clothes (maybe next to the laundry?) and room to hang them inside in winter. The two bathrooms are overkill - I'd make the second one into a toilet + laundry. If a pocket door is put from the kitchen the second bedroom can be huge (4.4x 2.5m) or divided into two rooms for children. Or an office and guestroom. If you avoid putting dead space in form of walkways you'll end up with much more space. Combining the walkway in the main bedroom with space to access the closet. That would leave you with a much bigger main bathroom (almost 3x 2.5m) - maybe even enough space to put a bath 🛀 I'd also use real pocket doors (inside the walls) instead of barn doors - that's a waste precious wall space.
