Sorry, I was thinking of my past and why I don't eat fast food if I can help it. I'm Ok now, even own a home. But I remember being stuck for years with no way out , always staring at homelessness while working to exhaustion every day. Can't get sick, can't get hurt, can't have time to do anything to get ahead and not really enough even for decent food and clothing.

While we respect your opinion, we totally disagree. Our guest, Rita Tower, and our host are some of the best in the industry, and they simply discussed what they would do in their home renovation projects. The homes that they have renovated looked amazing and sold or rented quickly. As real estate investors, we follow trends, but we are not painting every wall a different color. That is a formula to go broke for real estate investors.

👋 where are you located? In some regions, a national lender might be best. In some others, a local lender might be best. At the end of the day, they want to make sure they make a good loan in the event that the borrower defaults. A local lender might loosen their requirements if it’s a no-brainer deal 😁

We appreciate you taking the time to share your expertise. While we do not necessarily disagree, we just want to bring cautions to investors when buying a condo for investment. They should look for trends on how the HOA spend the funds. Hopefully the investors will make an informed decision.

Many inividuals do very well investing in real estate. Some don't, and that is not always because they did not do their due dilligence. My initial comment is meant to call for an exercise in caution to your original comments about reviewing their reserves and reseve study; a simple perusal of the study will generally not disclose faults in the study unless one has the experience and background to understand what should be in the study, and what underlying assumptions may be in it.

Rather, we emphasize the crucial importance of reviewing how the HOA utilizes the fees they collect.
