Good info! I just purchased with VA loan assumption @ 2.25%. Everything shared in your video aligns with my experience. Be prepared for a much longer escrow, mine closed in 77 days. I cannot recommend engaging with Roam, there is a 1% fee and they don’t do much. Use their website to find properties but don’t engage with them.
