The Hidden Risks in Construction Insurance - The CM Mentors Podcast Season 2 Episode 12
In this episode, Matt and Kyle chat with Shea Fuller, an insurance expert with Holmes Murphy & Associates, specializing in construction policies, to break down the often complex world of insurance in construction.
Shea discusses the critical need for customized insurance coverage in construction and emphasizes the importance of early broker involvement, especially when signing contracts with varied requirements.
Through real-life examples, Shea highlights how selecting the right policies, avoiding common coverage pitfalls, and fostering proactive safety practices can greatly impact a company’s resilience in today’s evolving risk landscape.
--------------------------------
Key Topics Covered:
- The Value of Early Involvement: Engaging an insurance broker before contract signing allows companies to tailor coverage to project-specific requirements, prevent costly delays, and ensure all liability needs are met.
- Cybersecurity’s Growing Impact: With construction being highly targeted for cybersecurity threats, Shea advises robust cyber insurance to guard against phishing, social engineering, and data breaches, which are increasingly costly and disruptive for contractors.
- Workers’ Compensation Essentials: Timely reporting of workplace injuries is critical to controlling claim costs. Shea stresses the importance of safety programs and a proactive injury reporting culture to help manage workers’ compensation premiums.
- Exclusions and Policy Gaps: Many firms mistakenly choose the cheapest insurance options, which often have exclusions that don’t cover key project risks. Regularly reviewing policy exclusions with a broker ensures coverage aligns with a company’s specific operational needs.
- Social Media Awareness for Safety Compliance: Insurance carriers often check a company’s online presence to assess safety culture. Shea advises companies to avoid posting images that reflect unsafe practices, as these can affect eligibility and rates for coverage.

As part of the newer generation, I understand why this perception exists. Many of us are often seen as lazy or quick to complain when faced with challenges. If you hire someone from our generation, you might expect them to demand a high salary and 5-10 breaks a day to stay motivated.
We all hear it… “This generation just don’t want to work…” But when there’s an intern out on your job, what are you doing to make them feel welcome in this industry? Yeah they don’t know much. But neither did you when you were starting out… Are “we” as an industry doing what we need to, to attract and retain the next generation? Thoughts? --------- If you like this sort of Construction stuff, support what we’re doing and drop a follow 🤙 --------- Project Manager, Project Engineer, Superintendents, foremen, construction crew, estimating, trades, general contractor, subcontractor #construction #constructionmanagement #contractors #constructionlife #constructionindustry #buildingconstruction #construccion

@arealhuman826 if you want to take advantage of immigrants' labor and pay them less at least be smart enough to talk to them. Its not a difficult concept. Every good construction project manager knows this secretly.
@@SamuelM-cf8xp you have no idea how dumb that statement was , do you?

When I spent time in a small town in Louisiana I saw little.flags n markings I didn't even know existed! It was scary, not to mention we got a notice in the mail once saying we got a nuclear power plant not too far you get all kinds of warnings, like I needed another cue to get the heck out of there,I'm glad I left ,no offense, its strange place to say the least.
There’s underground utilities everywhere in every city and small town. They will mark them with little flags and paint so work crews know they are there before they dig.
I work in Detroit and they use little flags and paint to mark lines also you would not cause any nuclear issues for hitting an underground utilities of a nuclear reactor unless you start hitting the pipes inside the reactor and then if you are not filled with a million holes yet will see and cool explosion
I've had many instances where they mark out the wrong things
I'm a electrician and people are constantly digging up our wires that I have flags directly over
Tell me bout it 😂
I’ve seen cases where one trade has barely backfilled and the next day someone hits it. “Were you not paying attention to them dig/ install/ backfill for the last 2 weeks??”
I was spotting for an excavator and I asked him to “take a little bit,” and then when the bucket was all the way down hearing a loud pop from the line. To add salt to it he knew I tapped the gas. I just wanted to not dig 2-3 feet down to spot the gas.
My first introduction in construction was spotting for backhoe. I learned a lot but man we hit a lot of unmarked stuff
😂😂
Is -11 right now where i live. It's the warmest it's been in a week.
Too dang cold
I'm a GC and ACM who performs California OSHPD hospital work, exclusively. The design services and deliverables agreements that I have my clients use with the design professionals of record (DPoRs) specify (barring a hidden/concealed pre-existing condition or a contractor-caused problem which isn't the fault of the DPoR and which can take longer to resolve) that with respect to errors and omissions in the design documents, the DPoRs have three (3) Work Days to provide a complete Response to an RFI. In addition, when submitting an RFI we ALWAYS provide "GIVENS" (written narrative, photos, sketches, proposed solutions, etc.) that provide a full context to the "INFORMATION REQUESTED" in order to aid the DPoRs in providing the correct Response as quickly as possible. One other thing - if I ever had a DPoR mouth off like the guy did in that video - he/she would be off of the project faster than the speed of light (Einstein was wrong - there are some things in the Universe that are "faster than the speed of light").
Nice hat jackass
Include potential solutions in your RFI, but also include why those solution(s) are beneficial to the client, not just what gets you out of there fastest.
That second clarifier is what makes good contractors great and generates repeat business and word of mouth referrals!!
RFI writing can be more art than science.👇 For instance if the contractor loads the architect up with 12 RFIs in one day. You know he’s going to answer the 11 non-critical “easy” ones first and the most important one that takes some work will go to the bottom of their list. Managing the Architect’s workflow to ensure you get what you need when you need it can make a Project Manager or Project Engineer really effective. What are some more “art” tips for RFIs?
Setting the "rules" for RFIs in the Subcontract Exhibits (e.g., on my projects, the "Exhibit A - Scope of Work" contains a "General Conditions" section (which differs from the General Terms of the Subcontract) that, in part, stipulates exactly how/when RFIs are to be submitted and the 'penalties' which will be encountered if/when those rules are violated. Thus, invalid/nuisance RFIs (i.e., those submitted where the information requested is already on the construction drawings/specs and/or in the trade-specific Scope of Work), incomplete RFIs (no/inadequate "GIVENS" context provided and/or improper/incomplete QUESTION), multiple subject RFIs (the rule is "one subject/question per RFI" in order to avoid delays to the DPoRs Response to an RFI, "RFI blizzards" (where at the last minute, a sub/supplier is either trying to set up or defend against a possible claim for delay), are immediately met with one/both of the following: (1) written rejection with detailed cause; (2) direct discussion with the offending individual - and if that doesn't work then the offending individual's boss - as to the cause for rejection; and, (3) an enforceable $500 penalty (which is spelled out in the Subcontract/PO documents) per RFI. However, the best way to prevent/deter delayed Responses to RFIs is to work closely and in a positive/proactive manner with both the Design Professionals of Record (DPoRs) during pre-construction and construction, as well as - via knowledgeable, proactive project management and project supervision - with the subs/suppliers in order to avoid/minimize the need for RFIs to the maximum extent possible in the first place.
