Yes, RE markets are local, but that's not to say one area is setting new sales records and price highs, while the city is in a major downturn, as we see now. Name one area, product type, or price category which is in a strong sellers' market, as we had in 2016/17. You can't, and that's because there are none, not one. The market is in a broad based downturn, which of course is not perfectly uniform at all times, but the direction is the same for all property types. The only variable is the trajectory and speed of the drops.
I appreciate your comment. Thank you! Pitt Meadows detached homes is one example of Seller's market right now with a sales ratio of 37%. There are others. Certainly not the 100% + sales ratios we were experiencing back in 2015/2016 but they don't need to be. These hyper local variances make all the difference when making an informed decision in regards to real estate. Generally speaking though I agree we are in a downturn.
