Hey there, time to talk numbers for our waterfront home sales here on Lake Wylie. What we're seeing in the marketplace right now is our waterfront market is still very strong going into the fall here. Still about 45 homes on the market as of today into September 2024. Houses that are coming on the market, that is priced correctly, has a great view. Good water are selling quickly and pretty much right at asking price , older homes have been sitting on the market a while maybe the sellers went too high in price and they're having to readjust those are sitting on the market a little bit longer . Those are the sellers you can probably negotiate with a little bit more.
Let's take a look at the chart here for our waterfront home sales here on Lake Wylie from January through the end of August and compare years 21-24. You see back in 21, 110 waterfront homes sold here on Lake Wylie In 22, 85. In 23, 63. And in 24, it's been a great year. 78 properties have sold here On Lake Wylie, single family sticking with dockable waterfront homes.
Average selling price back in 21, $941, 000. That grew to 1. 2 million in 22 and grew again to 1. 272 million. In 23, and currently the average selling price is $1,321,000. Here on Lake Wylie, average days on market, 34, back in 21,-35 and 22- 35 and 23 staying pretty consistent. 46 in 2024. What were the sellers getting in relationship to their asking price?
Well you see, back in 21, they were getting an average of 100 percent of their asking price. In 22, 100 percent of their asking price. In 23, still sticking with 100 percent of asking price. So far in 24, there's a lot of high end properties on the market, and so a little bit more negotiating going on with those.
So we're seeing 97 percent of asking price as an average on waterfront home sales here on Lake Wylie, so far in 24. On the market, if you want to go buy something today, you best get. 42 properties to choose from. The average list price of those properties is $1, 921, 000 under contract. We currently have 19. The average days on market is 74 and the average list price of those under contract is $ 1, 362, 000.

Rick has always been a hero of mine. Never met him but always looked up to him and Jimmy. So you worked with Mike Ledford and Richard Broome on the deal as well. My brother restored the boat in Rick's Museum less the motor which Richard did and some rigging.

This might be oddly specific, and not too sure if you have any experiences with surface drive setups, but... looking at different prop options right now and can't really start on a place to start. I have a 18' 2700lb 15 degree deadrise 800hp turbo LS ~25% rear COG that im running with my custom dropbox that takes winters gearsets so i can use any gear ratio from way underdriven to over. in theory I should be able to run 110-125mph. thinking to start with an 4 blade, 24 pitch, 15.25" diameter, 15 rake cleaver with an 1.38 ratio. but i can run anything from v-drive to #6 26 splice props
I have not run a surface drive setup before but have had a few friends mess with them. One had on in a 25 Cat. The only issue is the boat would try to swap ends with him at higher speeds...in other words it would try to propwalk sideways to try and drive the boat around. We experience this somewhat with our set ups..that is why you only see us run 2 bladed props in order to eliminate the torque of 3 or 4 blades which drive the back of the boat sideways on the starting line... maybe smaller prop and bigger gears??? Good luck!!
Great story teller. There’s nothing like the old timers from the days when everything was still being figured out. I remember seeing the BFH boat “Mr Ed” set a new world record at Long Beach running 202mph. I don’t remember what year (70-72 maybe) but I was a young kid and those guys were my heroes. Blown fuel flatbottoms were also so bad ass! Such memorable times. Now there at 270mph. Unfrickingbelievable. Great days. Thanks for the interview gentleman.

Billy was always a great showman. With Ambush, like Nitro Fever & Final Effort you were going to see some great TF action. I was at London Ont. that day when Nitro Warrior crashed. The race should have been called for windy conditions IMHO. Still have the program around somewhere, as I remember Lou Osmond is on the cover.

This is a good idea, One topic that Id like to hear more about is getting in forward gear at the rope . I cant afford a Lenco . I see lots of air shifts but is there a better way than jamming a 3 dog Casale into gear like that or am I missing something? If thats the standard why the air bottle? why not just a straight electrical solenoid throw? Thoughts on a reverse valve powerglide ? Anybody ever run a foot clutch.? IDK ?
