When someone dies with assets that do not have a beneficiary legally in place, probate is a legal process that occurs to transfer the assets of the deceased person to the rightful heirs or beneficiaries. It involves legal filings, court fees, administration costs, possibly attorney's fees, and can take a long time to process and finalize. The more complex or contested the estate is, the more time it will take to settle and distribute the assets (as costs accrue). TO AVOID probate, designate beneficiaries on your accounts and/or put your assets in a Trust with a designated Successor Trustee. You can avoid probate with real estate by titling the property in a Trust or adding a joint tenant with rights of survivorship. In Nevada you can record a "Deed upon Death" to a beneficiary. Hi Paul, that is up to you if you want to address some or all of these items (many homeowners choose to keep them as-is). How we have seen Buyers address them-- replace the door if it has a pet door or is not fire-rated to begin with, adjust the hinges/remove the kickstand doorstop if it does not self close, and for the attic access they essentially boarded it up with fire-rated materials. Hi Christian, we would expect Boulder City to continue to be an area with charm and character which appeals to many who gravitate to the small town feel.
