    Looks like developers got it wrong. We need developers to stop paying crazy prices for land. The price of land should match the ability to pay for the final housing product after all development costs are added.

    MAYBE, if PRS investors were commended rather than vilified; if their interests were enhanced rather than diminished; if their rent and possible damages were insured by public funds, private investors might step-in.

    so they intend building hundreds of thousands of houses , while reducing london housing targets -on the assumption that people will either buy or rent them - at the same time cutting infrastructure projects - which means more people will have to commute along the same roads already clogged up meaning longer journey times, more pollution even if there is a rail station nearby (and we all know about endless strikes and over crowding) - all for a government promising growth and wall to wall green policies while doing nothing to tackle the reason why these houses are needed - i.e. massive population increase due to uncontrolled immigration of all kinds. The only thing labour are thinking off is how to ruin people's lives at an even faster pace..........

    In addition to all the points raised, I fail to see how the policy will address where all the building workers will come from. Plus there will need to be major infrastructure builds on top: roads, schools, surgeries, etc.

    300k houses per year is probably not a realistic target. However, I think under Labour there will be more housing. Grey Belt eg car parks etc. ; as well as many Offices can be converted. Also, as mentioned below, they will combine smaller/newer towns. It may depend upon how well they transform the Planning system.

    I'm a big fan of John, but the ongoing criticism of Labour policies and the negativity is draining. I'm here to learn about property development, finance, and how to maximize deals-areas in which John excels. If anything, your points highlight the failures of the last 14 years of Conservative government. Decisions based on self-interest rather than the public interest, is unfortunately a broader political issue, not just a Labour one. I work in the industry myself, and I can confirm that schemes often get consent through the appeals process even when rejected by local councillors and wards, as long as they comply with regional regulations.

    John why are you making it so personal with Angela Rayner??? It is not a requirement any minister is qualified in the department they run, it was just the same with the dozen or so Tory Housing ministers. Also her capital gains tax on the house was unproven, yes no tax was paid on either of the sales (her and ex husband) but the non payment could have been on the other house owned by Rayner's ex husband, we will never know as it is time expired now. As for policy I heard they are thinking about ramming a few villages together to create new towns, this is how Crawley was done and it seems a viable aim at least. Ofcourse 300K houses a year is not possible IMO, there are power and water issues plus a shortage of trades. These targets are really silly as we are in the 2020's not the 1950's economy, which had very little private employment by comparison with today, houses are much more detailed now too.

    Thanks John, super interesting. As I understand it 'greybelt' is not a legal term yet, the other thing is the greenbelt is not known for its access roads so that aspect could knock almost all large scale development out. Then you could also have negative effects on local habitats. Plus the contamination as you mentioned. Certainly worth looking at but not likely to produce too many opportunities in the short term I would have thought.

    Because of WFH following covid there is a huge over supply of office space, the reduced workers are impacting local business and its not green belt while often high rise. There is an opportunity to repurpose these buildings. A carbon credit based on built sq.ft for recycling these buildings will make conversion more financially viable.

    Mate, if the Govt has got some grey matter between the ears, they should look at every planning application going back 20 years that have gone to Secretary of state and pass all these applications by default - that should start the ball rolling without much effort, init.

    Social housing is desperately needed. I know a few friends, one homeless (who does work full time but can't afford private rent) one who's had a family and trying to upscale to a 3 bed, but no private landlord would take them as they don't quite earn enough, and refuse universal credit to top up (again, despite them both working and never being behind with their current private landlord). I'm having similar problems as well. It's a complete mess in my city and it's really expensive (listed one if the worst after London) and social housing has depleted every year with more than 20,000 people on the waiting list in my city atm.....and I can see first hand how there's less and less social housing every year. I would happily go private too but it's just way out my price range here atm 😬

    I lost over $70k when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible. It just taught me to be a better investor now that I understand more of what could go wrong. It took me over two years of being in the market, I'm really grateful I found one source to recover my money, at least $10k profits weekly. Thanks Natalie Strayer.

      The very first time we tried, we invested $2000 and after a week, we received $9500. That really helped us a lot to pay up our bills.

    I’ve been a landlord for twenty years . I’ve always kept my properties in good condition and dealt with repairs immediately and charged fair rents. I’ve only ever evicted tenants because of anti - social behaviour or rent arrears. The Labour version of the Renters Reform Bill will make things worse for tenants. Decent landlords have had enough and will be selling up left right and centre. 4 days ago I served 25 section 21 notices before the Labour government bans them. If those tenants can find somewhere to rent they will be paying a lot higher rent than I was charging and rents will continue to rise as supply gets less and less as more and more landlords sell up.

    I'm all for the government building more social houses, but when they push that burden on to the average property developer all it means is that even less housing will be built. Labour need to be mindful of that, otherwise they have no chance of hitting any targets and rents will jump up even faster.

      To add to this, their best start would be to stop right to buy on Council houses. Too many people like Angela Rayner who have been taking advantage of the benefit, whilst not actually living in the property.

    Yes John, but nobody should be buying and selling properties as the same time as also letting them out. Do one or the other and don't treat tenants like worthless serfs with no human rights. Yes a lot of red tape is making it tough on landlords but my God it's a lot tougher for tenants in the current inflated market. Section 21 is a disgrace - I know several families that have been served eviction notices multiple times within short periods (3 times in just over a year in one case) - just think what that means in terms or stress, removal costs, keeping your job, children losing school places....

      @@johnporcella2375 Property is not an absolute right. You have a right to the things necessary for your survival - not to things necessary for other people's survival. Perhaps you need a course in ethics.

      @@johnporcella2375 There are no *absolute* rights. Why? because one person's freedoms are always another person's enslavement. We do not allow slavery in this country and haven't for 1000 years - so why do you expect your tenants to have no rights and to work only to enrich you instead of themselves? This is a long established tenet of British constitutional law and is also why you can never *own* the land in this country - only a freehold lease to make use of it - within constraints that are required to protect society.

      Be a caring landlord or don't be a landlord. Maintain the property properly and treat people decently and you will have a reasonable income for decades to come. If you've bought property to let with borrowed money you are a fool. If you've bought it to speculate on property price rises you are out of luck too.

      @@kubhlaikhan2015 Everyone uses borrowed money to buy BTL properties, it's called a mortgage. And property prices go UP over time, any drops are only ever short term, so as long as you're holding for the medium to long term then you're fine. I agree with your earlier points, but your latter ones are absolutely wrong.

      @@marklewis3023 Buying to let is not a problem. Borrowing to buy to let most definitely is. It means you are taking on a debt and getting someone else to pay it back for you and then asking them to give you a profit on top even you end up owning everything and them nothing. How in God's name is that either morally acceptable or ever going to be good for the economy and society at large? As for property prices - they can't very well go up when people can't afford to buy them any more. It's obvious that asking rents that are unaffordable to most customers is an extraordinarily bad business model. Same goes for house-building and development - where I live there are scores of new builds standing empty because despite the lowering of standards and space, local people still can't afford to live in them. Expecting a cooked goose to keep laying golden eggs is just naive.

How many of those then expect their customers to pay them money so that they can service that debt AND make a profit? The answer is basically 99% of businesses will do that and provide either a product or service, housing is no different so to think otherwise is naive. If you look at the history of house prices they ALWAYS trend upwards, you won't buy a house now and in 20 years it will be worth less (unless you burn it down). Like it or not rents also always trend upwards, it's supply & demand - yes there is a ceiling on affordability and the market will adjust to that accordingly. House building and buying/selling is not the market to be in right now, there is lots of fear and uncertainty with interest rates & house prices so people are sitting on their hands. All that means is there is more opportunity now for those who are willing to take risks.

      @@marklewis3023 Inserting yourself as a middle man without adding value is not a business it's a scam. Housing is a human right not a free market - children's lives depend on a secure home. There is no commodity whose price naturally trends ever up and most house price inflation is literally *inflation* ie. an illusory gain of value due to the destruction of the currency as a result of printing debt into existence. Debt is slavery and ends with the destruction of social relations.

    Election result; that was a brave prediction. As someone who has voted Conservative all this century I can tell you that I am voting for change on this occasion (i.e. not Conservative and not Labour). I voted for Brexit back in 2016, since 2020 when Brexit took effect the government has done NOTHING. The exception to that being that Bojo the Clown has shown his mettle and his successors have been equally rudderless.

    Why was the election called so suddenly? Two reasons. 1) The rate of inflation will go up later this year. That is because the current yearly inflation data-set will lose a negative month contribution from some time in last autumn and that will be replaced by the current trend data, which will be low but will result in an up-tick in CPI of around 1%. 2) Something is afoot that has not yet made it to public awareness. There was a quiet recommendation to stockpile water (they didn't use that word) and that can only be because of any of a number of anticipated threats. Such as:- NATO are perhaps about to start massive provocation in Ukraine, or China are possibly about to annex Taiwan, or possibly the next pandemic is about to sweep the globe, or some other catastrophe which we are yet to encounter. The only thing of which you can be absolutely certain is that the government would not admit to knowing about anything until they have put in place some kind of blame-deflection. But hey ... the warm weather is here at last. Get out there and have a bask with a beer or ice-cream.

    Some good lessons came out from the last deal, ultimately he didnt have enough skin ie cash in the game and the Angels are taking all the risk. Surprised no queries on contingency amounts for the 2 period property deals given they are period properties especially by the lender. As an ex lender myself I have never seen a period property deal come in on budget. I 100% agree with Johns philosophy of selling some stock, its churns the capital and derisks until that capital is reinvested plus its a great way to get in with agents who might see it as an opportunity to make money on the way in and on the way out. Who knows, that might be where the next deal comes from.
