I do have a community, I am not sure that it would make sense for you now, depending on your W2. However something very affordable and teaches how to do marketing efficiently would be this challenge www.reisift.io/ftm its running right now, few days in but group gets archived so you could go back and watch the trainings from last few days. Otherwise if you do want something more, wearewar.typeform.com/jointhewar... Some advice though would be to choose a niche in your market, and in evening pull in new records from that niche from the county, and then simply send them mail every week, and on weekends call through them. Follow-up with not interested every quarter, and re-mail and re-call through records not reached at the top of every month.

Real Estate is not saturated, it only seems that way cause your looking into being inside of it. If you started looking into selling watches, or cars, etc. You would get ads, and see people doing it, and it would feel saturated. Quick answer is anytime is ok to get into real estate The same is true with pretty much anything -- even if there is saturation , be the best and serve the best and become the saturator.

@@iamtyleraustin thanks Tyler. The mentorship I joined has over 3,000 people and that's just one of many, and it's growing fast. I get your point though, because all I focus on is REI, it feels like everyone is jumping in.

@@AberrantArt 3000+ doesn't mean saturated, you realize there hundreds of thousands of real estate agents,, millions across the nation. Investors are only in the hundreds of thousands (100-300k) of those the amount of successful ones doing it every day is even less. Just because there's a big Facebook group, or a "mentorship group that has X amount of people in it" Does not mean anything. In you "mentorship - which is not a mentorship with that many people btw its a course at that point" At any rate, a great example is if your "coach" did a zoom call, or they go live on Facebook -- how many actually watch and attend? VERY FEW compared to those that "buy" that's why coaching and courses exist, they thrive off those who cannot do the business. You have to decide where you stand on the KPI of their business.
