    i grew bamboo. for privacy nx doors dorma bungalow took me months to chop it down dig out roots. because of tazimes it spread. one yr later i still find shoots. dig it out nerly 80 yrs old. i crippled my back wore myself out. no info wen i bort it hate it. dug out 200 canes then roots then under ground. nite mares formedbig crosses across my lawn hate bamboo. it. shud be used in horror movies. thats how bad it is.

    The damp is caused by the cavity walls being bridged with insulation(insulation touching the outer walls inside the cavity).Cavity walls must NOT be bridged with insulation or else moisture from the damp outer walls will transmit by capillary action through the touching bridging insulation into the inner walls, making it damp inside the property. Injecting foam into the cavity walls stops the walls breathing , causing drastic condensation saturation of the inner walls inside the building. Cavity wall insulation must touch only the inner walls inside the cavity of course. If cavity wall insulation batts(panels) are to be installed, there must be a LARGE air space gap in-between the outer walls and the cavity wall insulation batts inside the cavity, this includes a substantial air space gap in-between the cavity wall insulation batts and the cavity wall tie drip point(which must point downwards in the centre of the cavity). Ask City & Guilds N.V.Q. BRICKWORK teachers in person for proof of this.

    There is i think 1 of these in my neighbours garden its a tenant in the property so if I cover it with a wheelie bin just now till we get it identified and try contact the landlord as it is near a pathway which is my concern people walking past ☹️

    As a structural engineer who sometimes does building surveys I am very worried that you refer to a Speedy moisture meter as 'something that we are meant to know about'!!!! Not only should you know about it but you should all be using one. They are NOT influenced by salts!! An electrical moisture meter is greatly affected by salts. A speedy meter is the only way, along with gravimetric method of actually measuring the moisture in the masonry.

    Only one side of my basement has earth against it (the other three walls are party walls) and it is pretty dry. There are two light wells with opening windows. I want to use it for storage (presently anything down there eventually gets damp or rusty), but I also want it to look reasonably pleasant. I've been advised to use lime plaster on the single 'outside' wall (no tanking at all) and to insulate the floor, then manage the moisture with ventilation. Apparently the solid stone wall was built thick enough to keep water out. Does that all sound plausible?

    I received a cold call offering a free loft survey, they went up and took meter reading saying our loft was damp and they could resolve this by putting Open Cell Spray foam in our loft. We asked them not to cover the Vented Ridge tiles and the vented soffits in our Marley Roof (which is 21 years old), I was told this would not happen even told it was illegal to cover vent tiles. But they have taken the foam right up and over to whole roof covering all the wood etc. I am trying to seek compensation but have been asked for an independent report, I live in Blackwood, Lanark, South Lanarkshire, Scotland can you please give me the name of a company who would give me this report. Any help you can provide would be welcomed as I have cried numerous tears trying to get this resolved. We went to Citizens Advice but the company have stopped replying to them.

    Hoping this will be good. Just moved into a '60's Scottish property just before Christmas and have now found some damp & rot (looking to install some old style telephone extensions and seen the underfloor condensation....). The damp wasn't picked up by the Scottish home report survey (MRICS surveyors) in the high summer months. It looks like its root cause(s) is solum below external soil line, concrete pathways now too close (height-wise) to air bricks, and minimal formal ventilation. Investigations on going..

      at 27:00 there's a humidity reading of 70%, Oh to get regular numbers that low (though it is winter..). I'll also add there is no extraction in any part of the property (other than the open fire's lum (chimney)). Gonna be interesting;-)

    James: I just came across this video, I was shocked that you invalidated the analysis by forcing the pins into the masonry. Protimeter require 2mm by forcing it in at depth an inaccurate and uncalibrated reading occurs. This is due to the electrical current flowing in a magnetic field between the pins.

    That cellar with the arch and floor over held up with acrow props is old, being listed and known to date back to more than 800 years. It is now lined in cavity drainage membrane, with drainage channels hidden in the floor, replacing what were very old existing drainage channels. The Knights Templars also knew about the importance of drainage!

    The document your organisation signed up to "Investigation of moisture and its effects on traditional buildings - Principles and Competences" states the following -""Traditional construction absorbs moisture but allows it to evaporate when conditions become drier.     " If a wall made of permeable materials (i.e. traditional construction) has water at its base , it will rise up the wall to the point where the rate at which water is being removed by evaporation equals the rate at which it is being drawn up through the material. The process is governed by the the permeability of the wall and the speed of evaporation, which means it is affected by the ambient conditions, the porosity of the materials and the structure of the wall. Although some theoretical models have suggested that in a thick homogeneous wall water could rise several metres, real buildings present a very different picture. In a brick wall with lime mortar joints, for example, moisture almost never rises higher than one or two courses, except where the wall has been given an impermeable coating such as cement render, which prevents evaporation. Even in the laboratory, it has proved almost impossible to make realistic walls with significant rising damp". Page 88 English Heritage Practical Building Conservation - Building Environment.     Excellent presentation, full of knowledge and experience . As a party wall surveyor, you were a little unfair on the inital comment about the number of appointments. The problem is not (necessarily) the surveyors but the provisions of the Act which we must work to and of course, the flat Owner's natural desire to have their "own" surveyor. The appointment of an Agreed surveyor is always available as long as the Owners accept the duty of the single surveyor remains to the Act (or the "Wall" as you mentioned).

    Science Japanese knotweed is the most concentrated source of resveratol we've ever found. East Asians, it's a perennial vegetable and good medicine. Westerners it's evil, the only good knotweed is dead knotweed (mindless shrieking). If only there was some way we could learn from other cultures.
