@@roysterhearthgroup the expectation at the time of the video of the interest rates going down in the near future. That's why the idea of financing a higher amount "knowing" you will refinance soon is often not a smart move. Greetings.

Thanks for the explanation. You're right. Consumers must be comfortable managing the mortgage payment at the interest rate they locked in when they 1st bought the home. I always cringed when I heard people say 'date the rate and marry the house'...you should plan on long term commitment to both. I appreciate you watching the videos @mguti090!

@roysterhearthgroup that only allows you to exclude $250,00 if single and $500,000 if married.... apparently, they don't care if you are reinvesting your money into a new primary residence, they will still tax you anything above those limits.

Hi Michael, Great question! I know that when we walk through properties with buyers, staged properties help the buyer clearly see the size of the space. Sometimes, it's hard to imagine if a certain size bed or couch can fit in a room. Also, there are challenging spaces to which a stager/designer can showcase in a way that may have not been thought of before. Lastly, a staged property can be an excellent way for buyers to consider viewing a home in-person just because of the wow factor that staging makes on professional photos. It's really a win-win for seller and buyers. Thanks for the response!

Thanks! The recent big increases in mortgage rates are causing a lot of buyers to move quickly to buy homes. Coupled with very low inventory, this has had an impact on rising home prices. However, over time, higher mortgage rates will likely slow down home purchasing activity and could slow down the price hikes. But right now, in Northern Virginia, buyers are still bidding over list price and prices are still rising. Hopefully, the increases in Fed interest rates to bring down the inflation would not cause a recession.
