No bathroom costs $5k. You can get a shower area ONLY installed on the cheap 10k. If you DIY it, it's 7-8k. Also consumer reports and any knowledgeable Realtor; appraiser will tell you that essentially whatever level of quality of materials you use, eg. Marble, acrylic, quartz, cultured stone, fiberglass etc, will increase the value by 65%. It's always best to go beautiful midgrade quality cultured stone for best value vs resale.

I was hoping to get a video explaining what happens when I sell that "$600,000" property acquired through the exchange. Also, why spending so much time explaining depreciation recapture?

Dang, we've got an older house (1960's) and just tried to remodel the master bath. We just wanted a double vanity, walk-in shower, and a walk-in closet. We would have had to replace a water heater and run a panel for it though. All in the quote I got was $45k just for that bathroom and closet. To hear you say that $60k for a whole house remodel might be typical for you, it makes me wonder whether our house is that bad, our contractor was that bad, or both 😅.

i understand why people don't want to even give ballpark numbers because there so many variables, but I love that you just gave us an idea based on an average sized home and provided a range based on some very high level variables... helps a lot when we have no idea if we should be expecting to pay $5k or $50k
