    Thanks Huong, on your private lending were your promissory notes backed by a security. Like a mortgage in your favor and act as mortgagee? Have you used other securities to back up your capital like pledge of shares? Did you ever have borrowers that did not pay you back? Were you able to get your cash back?

    No money invested with a return sounds like what the mega rich do. Reselling shares of said company. 35% return I'd leave in so 2nd year increases by 12,250+35,000. Intial capital will then increase after year 3. @30% return. 1-100k+30 2-130k+169k(39k 3-169+ 50.9k 220.8k Given you let it compound 1st 3year with reinvesting a massive return. Then you take your initial 100k Leaving 120.8k Rinse repeat. In fairness it'd take 5+ year's to get to the point of taking initial 100k. Unless you have a trust and you are the trustee, beneficiary to your trust as everyone has a trust of alot that is hidden from us dumb commoners. Once I use cash or an IOU, promise to pay you use fraudulent means just like fracrionilized banking who create money from nothing tying you with a life long debt on a mortgage. Remember that is a contract that goes into some index fund giving them a rerurn on your home plus interest. Hope I gave enough context for you to look into the size of the problem. Banks won't want everyone or anyone knowing this. All knowledge is being hidden or changed to suit there criminal doings. Ask your mortage lender for original contract. Same with any debt. Debt collectors buy the data as no contract exists. I do not partake in any of there games as we are slaves enough to divide and conquer through plastic fiat money. Store in metals and commodities, big tech and bexome your own bank with 50k. I just woke up after taking DM T. I saw cashless CBDCs as 0.0001% of populus with all equity. We will all own nothing and be happy eating 🐛 and 🪴. Happy Gatessoris brand. Every microsoft product has your wealth. Your cold storage needs stonger security as razor etc can be hacked. 21 mill total ever mined by 2141 with 19.5 mined to date In 1st 4 year's 7,200 per day. Call it 10mill before 1st ½n 2012 then @25 per block adds 5mill ,2016@ 12.5, 2.5mill 2020 @ 6.25 +1.25mill. Now 3.125 or 625k until 2028, 1.5~ 300k, 2032 0.75 150k to 2036. In 1st 20 days = 4 years . Just who is Satoshi. My bet is CIA and gatessoros. They will take it all. World economy in all is $500,000,000,000. Blackrock are wanting atleast ½. Lost coins are in excess of 8mill. Only 6.5 needed for it's dimise. If hits 100k take it and enjoy before your robbed of our own hidden equity as they have all the aces. The deck is stacked . If casino's can cheat you the stock market wont give up 100T of personal wealth. Longest post in my FB history and by admission all over the place. TL;dr Look up how we are all equals and no 1 entity should be allowed over 10 billion especially as a yearly bonus for not being elected and held accountable when it all goes poof.

    The Canadian government’s recent decision to increase the capital gains inclusion rate from 50% to two-thirds, effective June 2024, looks like a desperate cash grab rather than a genuine move towards tax fairness. This change, retroactively impacting long-term investments, has outraged investors and drawn criticism for its timing and true motives. Penalizing Long-Term Investment, by implementing this increase retroactively, the government unfairly targets individuals and corporations who have invested in properties and assets for decades. Consider a property investor who has held onto assets for 30 years compared to another who’s only invested for 10 years. Both will now face the same increased tax rate on gains realized after the policy change. This hardly seems like a move towards fairness; instead, it punishes long-term investment and saving, undermining the financial security of those who planned based on the previous tax structure. A Politically Motivated Tax Hike With an election on the horizon and plummeting public support, the Trudeau government appears to be leveraging this tax policy as a way to showcase fiscal responsibility when it looks more like a scam. However, the move is perceived as a politically motivated tactic to shore up votes by penalizing the economic upper class, all while the broader implications ripple across the middle class and investment sectors. Questionable Effectiveness, the government claims that the additional revenue from this tax hike will fund public housing and healthcare initiatives. Yet, I am sure there's little transparency on how effectively these funds will be used. Past mismanagement of tax revenues raises concerns about whether these funds will indeed reach the intended programs or disappear into administrative overhead. Labelling it as a move towards “tax fairness” seems disingenuous when it retrospectively disrupts the financial plans of long-standing investors. I know that this will just move investment dollars outside of Canada.

    Great video! From my understanding, you can use both FHSA and the RRSP Home buyer's Plan together, where you can withdraw $35,000 from your RRSP tax free (but must recontribute the amount within 15 years) and FHSA (where you can contribute $8000/year) to purchase a principle residence.

      Thank you for the feedback. Check with your insurance if the special assesessment is something they will cover. If its a rental unit, you may be able to write off the special assesessment as an expense. Best to check with your accountant as this will vary depending on where you are located.       Yes, private lending is different per proviince especially if you are doing 1st/2nd mortgages with regards to the diligency process. Best to talk to your lawyer about this and know the market you are in.

    Thanks for the tips. For the second example about bridge lending for say 2 months @ 10%, are you saying 10% of the total borrowed funds as a lump sum? Or 10% per year? Or 5% per month? I'm assuming you meant 5% per month to get to 60% per year. Just wanted to clarify to fully understand your example.

      It is 10% for the 2 months. ie You lend out $100K and get $100K+$10K at the end of 2 months. The math works out to be the same if you charge 5% each month ($100K x 5% = $5K for 1 month and another $5K for the 2nd month). When you annualize this, it works out to be 60%, which is considered a criminal interest rate.

    Question: there is the feature where you can make it private. So, when i finish making the room private... How are my friends supposed to join my room?

      When you set the private room ('create a room'), you have to tell you friends what the room name is and the password. They have to join before you click on 'create game'. If you exit or 'create game' before they join, then they will not be able to join. Good luck.

      There are farm houses/ hobby farms/ agriculture properties listed. You can search the township/municipality you want to buy in. You will have to keep checking to see when these properties of interest to you become available. It is up to you to do your due diligence on the portion of land that is usable, distance from water sources, environmental protection, mineral rights, etc. which you can get from the zoning documents.     This is very confusing as I can't figure you what you are using for the cost of money and from my calculations it is actually a negative return as it should be $49,500 at 0% return with base contribution and matching? So are you comparing no growth at all over the course of the RESP vs interest on another product? Also driving money to a mortgage invites other risks such as a market correction, client becomes disabled or loses their job and wants to take money out of their mortgage presents an entirely different risk not to mention the costs of refinancing and paying the higher interest rate on an uninsured mortgage vs an insured mortgage. Maybe I am missing the points on this video all together? Either way something to consider and run the mortgage numbers on it vs RESP.

    Roughly 50% of your mortgage payment goes to interest, the other 50% goes to principal. As you make your monthly mortgage payments your available balance goes up on your HELOC. You can invest the HELOC and write of the interest charges. Great video, thanks for sharing...
