Do you recommend using an exclusive buyer agent?
Yes- and no. In California dual agency is defined by the broker. This means if a Coldwell Banker represents both the buyer and seller it is dual agency, not exclusive. This is obviously impractical. But I think it is important to have different human beings representing the different parties.
@@Glendalediggs the big problem I see is the broker pressuring, either directly or indirectly, the buyer agent to recommend one of their in-house listings.
