    The Atlanta area is expanding in which a lot of people who have lived in Atlanta are now moving outward, so that means that people are moving into Atlanta. The current people that have lived there are moving outward towards like the outskirts of Atlanta Henry County-ish areas and the Henry county areas who have lived there for the last 20 years or so are now selling and moving even further south we call it. The Henry County migration.. but that’s just what we see as realtors here in that area

    A more profitable and socially acceptable way to build-to-rent is to build STR (vacation rental) in smaller non-metro vacation destinations within a 3 hour drive of a large city. Such as lake, ranch, hunting, or beach property. You can make much more revenue, and many people will get to enjoy and make use of the amenities you build over time. The only issue is more hassles and management compared to long term rentals.

    Too much hype. This is a fix for builders who can't sell houses. Renters trash houses. Subdivisions with lots of renters go down the tubes very quickly. Plus transients, squatters, drug growers. Like glorified trailer parks.

    Hey Neil! In the markets that we operate in (Dallas, San Antonio, and Houston) we are seeing quite the opposite. The real estate property taxes go directly back into things that help these properties appreciate like schools, streets, roads, etc. Which is a huge reason why real estate investors invest in Texas. In the three markets we are in the Economic growth and Population growth is what separates this market from others you might be seeing.

    Great Content 💰 I’ve been thinking about using my (5) 3.3 acre Ag/Residential Free & Clear Title Properties for Developing a small Build 2 Rent Shipping Container Agri-Hood Development, Because lotta land has been selling in my area, and my zoning allows for (1) Home on each lot , Farm Worker Housing, Agri-Tourism , Glamping Sites , Airbnb, Farm Stand , Farm Animals , Bed & Breakfast , Event Spaces and much more without having to deal with the planning & zoning .     I'm strongly opposed to this idea because I believe the biggest benefiters will be the building corporations and not the consumers. We do not need "build-to-rent" homes or home renting to become the new norm. We need to make home ownership more accessible and affordable.

      Hey Terrence, Thanks for the comments. I agree on making houses more accessible and affordable. As far as renting homes and the new norm, historically 61-65% of all single family homes in the us are owner occupied. In 2015, before homes were being built specifically for renter demand, housing ownership fell to 63.5%. Since 2015, after homes started being built specifically for renters, home ownership in the U.S. is back above 66%! Perhaps, renters don't want to be in apartment buildings, but would rather have a home and possibly buy that property in the future? I'm not sure exactly how it plays out, but I do agree that accessibility and affordability are badly needed and I'm not sure how either happens without several million more home starts in additional to rentals each year for the next few years.

      Thank you for the reply. Not sure if you watched the entire video, but two quick points. 1. Wall Street has always been in the housing market. The difference today is that they are in the housing market for the long-term, not short-term. They are inter-twined today and there is no practical way to undo that fact. 2. They are in the market so heavily today because of a lack of reliable operators and funding. Without some of the larger companies having taken the actions they have in the past 10-15 years, many of our neighborhoods and cities would look considerably worse and our housing issues would be exacerbated. Lots of blame to go around after 2008, but a giant hole was left in the housing market and many new companies were formed to step in and fill the need.

      @@lorrk1239 I agree. The entire chain reaction of homes being lost was due to greed on the part of Wall Street and many, many good meaning home owners got hurt in the process. That is what kicked off the affordability crisis as builders quit building and we fell behind by nearly 5 million homes needed for first time home buyers.

      Stop watching the news. I’ve been a full time investor, licensed realtor and general contractor for over five years. I buy sell and fix houses for a living. I have never once seen “Wall Street” buy a house in my city. Maybe in NYC but not philly

      @@nickclark9312 It really depends on where the lots are located. You can imagine in a challenged area of town vacant lots may not be rebuilt for years. In other parts of town vacant or in-fill lots go quickly. So, it really depends on area and demand.

      38107 is a large area and it is split by the I-240 loop around. The answer is there are definitely opportunities for investment in pockets of this zip code. I personally do not invest in this area.

      It is my personal way of investing. I fully understand the power of leverage and holding lower rates for as long as possible. However, I like the flexibility of having equity in my homes. I use the rents and rather than holding in cash, I pay off principle. My balance sheet looks the same, but I have ill-liquid equity rather than cash. I have plenty of reserves and solid income so my plan works well for me.

    Honestly I'm trying to invest in realistate, but I want to do it right. I'm willing to pay more for quality and safety in my investment. If it cash flows less I'm fine with that, but it has to cash flow. If not I would rather save more cash before going with REI or look elsewhere to invest. Just wonder if 40k would be enough? Let me know or if I should save more. Im a doctor not a businessman, so I get leveraging other peoples knowledge. I do it all the time for my patients afterall.

      The fallacy of cash flow is that somehow the formula for cash flow (income-expenses) has not become (income -expenses-random #'s for possible occurrences). In other words, I agree that every property needs to produce a cash flow. Then the investor has to be disciplined. Start with a good reserve account. Do not spend every dollar buying a property. Hold back for your reserves. Then, take your cash flow and put it in your reserve account every month. When properties experience maintenance or a vacancy, your reserves are there for that occurrence. When the property is occupied again, it produces cash flow again. Today, This simple idea has been clouded by accounting for monthly expenses that don't occur monthly and the need for starting day 1 with healthy reserves has been forgotten. That makes investors take super risky bets on investment properties that "cash flow" on paper, but only because the risk is sky high (rougher areas, cheaper renovations, poor rehabs and cheap management). With today's price structure for median priced homes in areas with median income earners, my suggestion would be to save up to the $60k - $70k mark. Keep minimum $10k in reserves and patiently look for the highest quality property you can get with your funds. I definitely think REI will be the right fit and would be happy to help if needed.

    New homes can have issues too if Not Built right, some builders cut corners or owner/builder has a low budget. There should be 10 year warranty.

      Absolutely. Most builders offer a 10 year warranty. On top of that warranty, the management company will play a huge role in keeping the property operating correctly.

We have had our ups and downs with the property over the years, but as you have pointed out the equity for the house has been straight up.
