Rising Prices And Inventory In San Francisco Housing Market September 2024
In San Francisco, the real estate market is shifting in ways that could impact buyers and sellers alike.
Home sales have slowed, with a 2.5% drop from last month and a 4.2% decrease from last year, according to the National Association of realtors. However, prices continue to break records, with the median home price reaching a staggering $416,700 nationally. Here in the Bay Area, it's a similar story-single-family homes saw a 2.9% bump in new listings, but condos took a hit with fewer coming on the market. Yet, even with fewer sales, prices remain sky-high, with single-family homes averaging $1.625 million.
For locals, this means navigating a market where prices stay high, but more inventory and lower mortgage rates could offer some relief. Pending sales surged, showing that demand is still strong, and with inventory growing, there’s hope that more opportunities will emerge. Whether you’re buying or selling, the landscape is evolving, and these changes could open doors for the right moves in the coming months.

How To Sell Your Home When It Needs Maintenance In The San Francisco Bay Area
You mentioned Kelly’s Cove but you showed Baker’s Beach.
There used to be a drive-in movie theatre at the south end of Guttenberg Street that closed in the late 1970'a, the Mission Drive-in. I must have driven all those streets thousands of times as a Daly City cop in the 1980's. I had a two-bedroom Doelger "Junior" on Westlawn Avenue in Westlake and I always had the idea in the back of my mind to buy a larger house in the Southern Hills as the weather was better the further east one went. The houses overlooking Visitation Valley and the Bayshore district were always in sunnier weather with less fog than the west side of Daly City. My wife would have none of it and we ended up in Santa Rosa, which was as far from the fog as we could get.
Low inventory? 🤣 what a joke, you mean real estate scammers hide and feed fake sales in to zillow and redfin orginize scammers to inflate the numbers and is not even enough? My advice is that you go back to your uber driver or mcdonalds job. 2 millions for a house where you can see homeless taking a dump on your yard? 🤣🤣🤣
Thanks so much for explaining it clearly Andy. Looking forward to more insights in SF real estate from you.
We are going to buy in Alameda in a new townhome. Our offer was accepted. We are wondering how long will it take to know whether this new development was a good investment…3years or do we have to wait a lot longer 10years.
@@Camwill78 I think longer than 10 years tbh. 3 is kinda of too short imho
copyread.squarespace.colloquium learn pseudo-telepathy today!
Thats what they did in Portola in San Bruno with the downstairs, sold as empty vacant space next to garage and you could do with it what you want,
My uncle and aunt used to live up here they had a view of the Cow Palce lol, it got kinda run down in the 80s and they moved to Marin County.
The location at Glen Park is the worst in the Bay Area. I went there a couple of months ago and waited 20 minutes in a long line just to order. Prior to me waiting 5-7 minutes for them to prepare it. So that's almost 30 minutes just to get a burrito. The location on Mission street between 23rd and 24th streets is the spot to go to. I had to wait less than 10 minutes for a burrito.
I used to go to San Mateo a lot during the 2000s and 2010s and it's nothing like it used to be. There were so many different kinds of restaurants and there was a really good New Orleans restaurant on B Street that used to be in that really nice art deco building that's now a nerd office loft of all things. How sad. There was so much variety in cuisine but now the "diversity" is almost all Asian restaurants. Seriously, who wants hot pots? I went to one with family and you place non-marinated strips of beef, pork, and shrimp in boiling soup broth. Talk about the blandest way to prepare meat as the broth doesn't give it any kind of flavor.
How great to see that Russian baked goods survive in the Richmond. Delicious stuff…

It's a Great City to live in. I lived and worked in Burlingame for 10 years and loved it. If you need a drone pilot for future videos, feel free to contact me!
Tokies Downtown is a great Japanese restaurant & bar! They transplanted from their Foster City location of over 30 years to downtown San Mateo in 2019. 4th & El Camino. Give'um a try! 😋🤙
Yes we’ve also been to Tokies several times. It’s a great place!! Thank you for your comment.
When you're in Menlo Park, Sultanas is AMAZING. It's Mediterranean, great food, great wine, and the prices are unusually reasonable for the area.
keep your windows closed....the exhause fumes/dust gets on EVERYTHING!!
nobody in the US has so much money to go into that big a loan unless they are rich and have stable jobs. 70% of US does not have it.
Thanks for your comment. Yes, homes are very very expensive in our area. I would argue that more than 70% of the United States cannot afford these prices (the correct number is likely closer to 95%). Nevertheless, most of these homes are still selling for these high prices with multiple offers. The San Francisco Bay Area (and specifically San Mateo county) is a different animal than what most people are used to.
Couldn't afford anything there. Commiefornia is expensive
Could you do a tour of the new townhomes at Yerba buena?

I miss living in the city .
I literally live right by it😂😂😂
"Houses, little houses, They're all made of ticky tacky, And they all look just the same."
My husband grew up in Daly City and is quite nostalgic about it. His mother spent a fortune on retaining walls.

I'm using DigiSelly escrow platform and they are good.
Bay Area residents are fortunate to enjoy very mild temperatures throughout the year.
NFL star Tom Brady comes from San Mateo.
Park Pl., Apartments in San Mateo are full of mold and very dangerous
This video is so helpful, thank you!! We are likely moving to the Bay Area soon and Half Moon Bay has been the place we’re most interested in. Do you think a commute from HMB to Menlo Park 3x a week would be realistic? Also, we have young kids. Is HMB an older community or are there young families as well? Thank you so much for the info!
Hi Summer! Thank you for your feedback on the video and for commenting. I really appreciate it. A commute from HMB to Menlo Park is realistic and I know several people who have been doing this exact commute for years. For me personally this commute 3x per week would be a little too much. I estimate it would be somewhere in the 35 - 45 minute range each way every day. Most of the bottleneck will be on 92 (it's a one lane road each way). I recommend messing around with google maps to check the addresses your going to and from at different parts of the day to see what it looks like and see if this commute is a good decision for you. In general Half Moon Bay is a very mixed community with all types of demographics. We know many families there with kids of all ages and especially plenty of young families. Half Moon Bay is essentially no different in the number of young families in the community than any other local community in San Mateo county but I would say the primary difference is obviously people who really prefer living close to the ocean. I hope those answers were helpful. If you have any more questions or want to chat about different parts of the Peninsula you can call or text me at 650.766.5686. I was born and raised in San Mateo and lived here my whole life (except when I left to Sacramento for college) so I'm happy to share the insights of a native/local anytime. Side note: My daughter's name is Autumn, I love a seasonal name :) - Val Mattei
Yay, thank you so much Val, this is such great info! I’m happy to hear that there is a good number of young families there. If things continue and we do end up moving to the area, I’m sure I will reach out to you with more questions. Thank you!! (And Autumn is a great name!)
Hello friend FROM THAILAND I use to work at thai restaurants thai stay at B St. My girlfriend works her and one in foster city is good food too when I work there close to the ocean it's beautiful city I live here for 25 years now I'm back in my county THAILAND
I think the thumbnail should say "fewer" homes available, not "less".
Thank you for catching that!
I am so happy this videos is here! I am not able to do a tour of the place and god knows how much this place appeals to me. The price drops have been insane and the market is appealing to me...we shall see
If one is investing in California, that person is a Fool ! The Titanic has taken on water--going to sink even faster.
I saw that your content quality is good and also your every video thumbnail is perfect but the problem is that your UA-cam channel has not have much engagement. So as a professional Digital Marketer, I can help you to improve your UA-cam channel to get more engagement and more views on your UA-cam videos. found some problems, Do you want to talk about it for a while?
