    That is not ludicrous, nice homes can be built within 2000 man hours. Only need 575000 skilled labour's. 1.2% of the population and that's less than half that are already employed in construction.

    have you tried not using using housing as a for profit financial investment? it intrinsically requires the cost of housing to increase for it to be a viable investment, which raises the cost of living, which increases homelessness.

      Without investors in pre-construction, condos would not get built leading to much lower inventory levels and higher real estate costs/rental costs. End users focus more on resale or low rise (not always but typically)

    Yup, high interest+sky high prices for shoe boxes= hard pass. I bought a condo in Scarborough presale in 2012, for $310,000, it was 2 bedroom 2 bath, city/lake views 810 sq/ft. Now there is a development in pre-sale down the road from where I purchased, price for a similar spec unit...$1.2 million (400% increase)..... go fuck yourselves.

      @@mutatedAi your investment sense is backwards! Condo hasn’t got cap rate for over a decade and I bought only SFD, which enjoys double density these days. I’m buying more but I’ll get an upscale condo for my mom and her nursing care. It’s called luxury necessities. Condo is backwards investment but I welcome the 50% increase lol lol lol

      Cannot speak to Canada as a whole. But for freehold resale (mainly detached and semis) we see interest and price increases over the past four months of 16%. in the City of Toronto months of inventory is incredibly low for these two categories even though sales volume is down from the 10 year average. Detached MOI is 2.1 and semis MOI is 1.2.

    Have you tried to get a mortgage today a$300,000 or 200,000 and your monthly payment is unbelievable a 5.1% who can afford it and the construction cost is going up labor is went up how many people have 3 to 400,000 down payment

    The subway shown at about 1:30 into the video looks suspiciously line the New York IRT (numbered lines) subway. Upon closer examination, I noticed that each car has a tell-tale US flag!

    Raildeck is dead. Union Centre is in mothballs. Spa-Place will be a bust for too many reasons to list here. "Smart Track is so watered down as to be just another Go Line with some bare-bones 2 way service. Lower Don lands, OTOH, is an absolute gem, and will be the most inmortant piece of city building we've seen in decades. (Always like to end on a high note.)

    The Oxford project isn’t even approved and the rail deck park is a dead dream at this point due to the ownership of the air rights. No application has even been submitted.

      This is not true. There is no application at this time. City website: The majority of the air rights over the rail corridor between Blue Jays Way and Bathurst Street are owned by Craft Kingsmen Fengate (CKF), a private land owner. In May 2021, the Ontario Land Tribunal (OLT) issued a decision in favour of an Official Plan Amendment application made by the private land owner, permitting a mixed-use designation of the air rights above the rail corridor from Blue Jays Way to Bathurst Street. The OLT File Number is PL180211. The OLT decision can be viewed at: E-Status - Tribunals Ontario - Environment & Land Division (gov.on.ca) (opens in new window) At this time, CKF has not made any formal Development Application submissions to the City to facilitate the redevelopment of the rail corridor.       I said it will make things more expensive and unaffordable for people living/owning in Toronto. You think this will make it cheaper? And I disagree with the statement that renters won’t take the brunt of this increase over time. Even with the cap of 2.5% we have seen a drastic increase in rent prices over the past two years largely due to interest rate hikes and of course immigration. This is a smaller increase in monthly payments but will still be an expense landlords will want covered. Most importantly we will see many applications to the LTB. Because of this “extraordinary increase” in municipal taxes (currently anything over 3.75%) landlords can apply to increase rent above the 2.5% cap.

    I’d like to know what you think about the downtown relief line running through Pape Station. My sense is it should have gone through Main station and utilized the GO tracks already in place. Main has room to grow, Pape is already downtown, practically. As Toronto grows, the relief will need to come before one gets to Pape.

      Interesting, I agree the original plan of the relief line wasn't doing enough by just going to Pape. . but now the relief line has practically become the Ontario Line. With the Ontario Line taking over (an additional 7 stops, going further north and west) they hit areas that I think are key. Leaside needs a subway and will take a large load off of the 1 line. Main station will need something in the long run but the downtown core cannot operate with its current infrastructure.

    The only way your going to ease congestion on the streets of Toronto is to cut the TTC Fare in half. It’s already to expensive to ride the TTC. Charge $1 and get rid of the transfers every time you get on it’s $1 you get off and need to take a bus or streetcar or subway you pay again. Every time you get on you pay $1

      Yes, since 2015 Edmonton's unemployment has been on a rise. This has been a huge reason as to the housing market is not growing like we see across other parts of Canada. The reality is, most immigrants will first settle in one of our three Economic Hubs (Toronto, Vancouver, and Montreal), which has had massive impact on Real Estate markets in these cities.

      @@PlatinumCondosGTA you phrase it as this is the conditions everywhere. A lot of places this is not the issue, Edmonton, Manitoba Saskatchewan. And likely a lot of other places. The govt should be distributing these people better to reduce stress on those cities and towns that are overwhelmed. Just because immigrants want to go somewhere doesn’t mean they should be aloud to right off the hop.

      @@devinhall1631 I'm glad we agree that the video is accurate, but you seem to disagree on talking about Canadian statistics as a whole (not breaking statistics down by each city across Canada) and how the government is placing immigrants. While that may be a concern, he reality is that will not happen in Canada's near future. Our economy and housing is heavily reliant on immigration (not emigration like the US) and putting such limitations will dampen the immigration numbers and make it harder to reach the targets as many people immigrate to Canada with jobs already in place, and family where they need to live for the first year or two.
