I’ve never had to replace an entire AC unit. I have clients who have and there’s a massive difference in price from company to company.

I’m a truck driver and pass through Las Vegas at least twice a week and noticed a lot of Hawaiian stickers and flags on construction and tripped out there’s a lot of them in Las Vegas

All of the above. Are incentives guaranteed once the purchase agreement is signed? Just signed purchase agreement but house will not be ready till July 2025.
The good news is, whatever they offer when you sign that’s what you get. Of course you’ll need to verify that the incentives are reflected in your contract. However, if they have better incentives in June you’re locked in with what you’ve already agreed to accept. But it’s the same for if they cut incentives, you’re locked in. Thank you for watching!

It’s insanely hot in summer and even the fall. No rain for 6 months so breathing the same recycled air that has a weed smell. Every day seems like someone is killed in a hit and run. Two juveniles last Friday. So a big no thank you

The high interest rates, high insurance rates offset any investment opportunities in Vegas home market. We rent a nice condo, insurance and utilities, gated community, security and covered parking spot. We spend about $24K per year living in our 2br 2ba condo, which includes rent, internet, utilities, covered parking, garbage, mailbox, security and condo insurance/auto insurance. However - Food, gas, entertainment are not included. Auto Insurance here is a big scam. No tickets, no DUI, no accidents, less than 50 miles a day, can easily run $180 per month or more. There's no negotiating or complaining - because all the insurance companies are doing it. We are semi-retried, working par-time, Me & the wife make over $6K a month together, we save as much as we spend. That was our goal Buying a house was not a option for saving money. With current interest rates, insurance, maintenance etc, we calculated a 30 year loan on a $350K home would be well over a million dollars when finally paid off. The home would not be worth anywhere near what we spent by looking in past history. 💝

I always wondered about the cracks on slabs so they would have to replace the whole thing? Is that covered under warranty or some type of insurance when buying a new home?
In my previous experience small cracks are usually deemed acceptable. If they’re too big then the builder would absolutely get involved to get a repair done. Thank you for watching @theleomendez.

I have toured the area of summerlin west. I am quite disappointed in the retail and food shopping opportunities. Is there any way to know what will be built in Urban Core and will there be an additional grocery store beyond the one Albertsons?

what they offer is busy bodies measuring your grass and threatening you with fines because you...have. bumper sticker on your car, practice an American flag.on your home.
There are some HOA’s that are a little extreme. Others have a more relaxed approach. Would you consider living in a home without an HOA?
@@TheRealLasVegas would never even consider buying a home in a HOA. Bad investment in my book. Added expense, regulations, plus suggests that surrounding areas are not all that safe or "desirable". Don t need someone measuring my grass height, what kind of mailbox i can have or what color my house or trim can be painted in. OR if a bumper sticker is in violation.
I jist saw an article yesterday that NV enery was raising the base rate from 16 to 45!!! Not like they haven't been price gouging since 2021. The utility companies are out of control.
Prices on just about everything is going through the roof. Besides utilities what else have you noticed has really gotten more expensive?

Las Vegas has grown exponentially in the last 15 years or so. At last count Vegas had over 17K agents. As is normal in most professions the cream rises to the top. How did you find your last real estate agent?
Hoa sucks No property should have that.
