His passion for real estate, music, golf and most important family are just a few of the things that drive Craig Duran. Craig started selling real estate in 2003 then founded The Duran Group in 2015.
Before real estate, Craig played music professionally (saxophones) for 10+ years playing alongside some of the greats in jazz while also performing in various reggae, funk, pop and blues bands.

As an investing enthusiast, I often wonder how top level investors are able to become millionaires off investing. I do have a significant amount of capital that is required to start up but I have no idea what strategies and direction I need to approach to help me make decent returns

Determine your risk tolerance first and foremost. Be aware that it costs money every time you buy and sell a stock. A lot of people think they can make a nice profit by buying a stock when it dips down a little and then dumping it when it recovers but they fail to factor in the considerable fees the brokers charge you to place your orders Also be aware that it's basically gambling, it shouldn't be done with money you're going to need in the future, consider whatever you invest already lost

Do you feel like that is true across all sub-markets in PCB or just condos?
The PCB Market follows the east Florida Market and now it’s off on an average of 20/30 % depending on the price point, it’s been that way for the 50 years I have been buying and selling in this market, example in Sarasota county homes that were million and over are now starting to come down 3/400 thousand to one million or under and there still setting for sale, Since the Great Depression we have not had all three major indicators over valued, the stock market, housing and Bond market and are all overvalued, condos that were bought for 300 thousand 10/20 years ago people asking over a million dollars that won’t stand the test of time in PCB every knows that’s ridiculous, I would look for a serious correction this year , 500/600.000 in PCB makes since not in the millions for 1500 square feet , the numbers just don’t add up with what the income people make a year , how many people do you know that make 150/200 a year?

Not really either…I could run some numbers for you for the attached single family market. I think those Ward Creek townhomes will do well. That ASF market is still pretty stable and there is a ton of new development coming on 79.

We have done many 40 year inspecions and many of these buildings along the coast are not properly maintained. Great video Craig! This is something not many HOA's and building owners are aware of.
