@aj6365, not exactly, for our mobile home parks we will always own the land until we sell the park. BUT we sell the homes to the residents, so they can only the home and only pay lot rent
This is happening all over America. The general idea is to increase the land rent to unacceptable levels until your tenants are forced to walk away from their home. Even if they do own their home they can't afford to move it somewhere else. The park then sells or finances the mobile home to another desperate person looking to put a roof over their heads.
@stephenwalczak3166 appreciate the comment, but this makes little business sense for a park owner if I'm understanding you correctly. While many park lot rents are severely suppressed from long time 'mom & pop' owners drastically undercharging, and presently, more sophisticated/institutionalized investors are buying these parks, they are certainly raising rents to catch up to what market value should be (ex. most class C or D mobile home parks should be at $400 per month in lot rent and higher level parks in the $700-800 range) but to say these new owners are intentionally raising rents specifically to drive residents out is not occurring intentionally on a grand scale. I assure you of this. And if the resident did own their mobile home, they could sell it. But still, what other housing options would they move to from here that would be less expensive? Virtually none. This is why I love the MHP model because it gives people the opportunity to own their own home at a fraction of the cost of any other home ownership, and even less than renting an apartment in most instances.

One of the issues is that home inspection reports can be subjective and will vary greatly depending on the home inspector that you have!

@@RealEstateWithBrantPhillips its funny my wife and I when we were house shopping we’d argue about that. It’d be like “you see how many windows and doors that house has?! They’re 15 years old and they’re pella brand and warranty isn’t goin to transfer to new owner” etc. I laugh about it it broke a lot of deals for us actually among other things As an investor yes I wouldn’t doit. I’d do the floors 25k for windows and doors?or 8k for floors and no one will care about the windows maybe the doors but you can get some nice doors for cheap Funny how when you’re in the trade you look at all that stuff so much differently when you’re the one who will be stuck with it 😂 plus you know you’re gonna end being the one to fix it later on

We offer lots with and without utilities. Buyer can choose which option they prefer. 😀
Great market for long term. That market is easily overlooked, or at least it has been in past. Can't go wrong with HWY 36 moving forward. Plus, locals appreciate bringing pride in ownership back...everybody wins.
