The Government of India enacted the Real Estate (Regulation and Development) Act 2016 and all the sections of the Act came into force with effect from 1st May, 2017. The key objective of the Act was to bring greater transparency, accountability, financial discipline, speedy dispute redressal and homebuyer/ allotees centricity. The Government of Maharashtra has established the Maharashtra Real Estate Regulatory Authority (MahaRERA), vide Notification No. 23 dated 8th March 2017, for regulation and promotion of real estate sector in the State. Vision : To facilitate and promote a healthy, efficient and planned growth of real estate in Maharastra by building trust among all stakeholders, raising professionalism and safeguarding consumer interest Mission : MahaRERA seeks to establish symmetry of information among stakeholders through transparency in real estate transactions and their disclosures, fiscal disciplines, accountability and a fast track dispute resolution through conciliation and quasi-judicial mechanism. Subsequently, MahaRERA was also made the regulatory authority for Daman & Diu and Dadra Nagar Haveli. MahaRERA aims at transforming the Real Estate Sector into a transparent and professional sector, wherein every stakeholders’ interests are protected and thus trust and confidence is established. MahaRERA strives to efficiently implement the Act in its letter and spirit, ensure compliance, promote transparency, accountability, financial discipline, homebuyers/ allottees centricity.

Sir your information seems scripted by someone else because i am sure you will not say something which you haven't seen by yourself. The footage which you are showing is someone else's and information is not correct. One example is Police Station is false, it is a Buidling that is supposed to be a police station. "Police station bana huwa nahi hai banane wala hai " and i am sure ye aap bhi jaante ho kunki aapne uska footage nahi dikhaya Police station ke naam pe ek pole pe 2 CCTV lage dikha rahe ho. So please give correct information to innocent public and even your name gets tarnished.

My question was about investor clause in agreement. If seller wants to sell flat within 3 year and investor clause is not mentioned in agreement are they liable to pay stamp duty. Also GR is passed in 2022 and agreement is done in 2021.

Any one can check record of Shapoorj & Pallonji they are delaying possession and one of project in Pune is SP Residency 3 - RERA project status is lapsed and to your surprise 100% project was sold out in 2020, in last 5 years SP has not been able to build 112 flats, customers have filed RERA complaint and at many places customers have come on street against SP for delayed possession or not fullfilling the promised
