    Hi. I hope this comment lands in your lap. Good information. I have a few major concerns. My communities is not even a year old, so the HOA management appears to be in the establishment stage. I say that because, 1. I nor neighbors have not received CC&R/By laws & Rules or financial itemization. Yet, they're collecting or Assessments & giving us violations along with fines. Do you have any suggestions? I've many times demanding those legal documents & getting crickets. Please advise. Have a great day...ta~ta

      An earnest money deposit (EMD) would most be required. However, the timeframe in which this deposit is required is negotiable. It would either be required that the buyer submit an EMD upon acceptance of of their offer OR when seller removes their contingency to locate their replacement property. This is noted in the form in section 2B.

    The Parking at that park is way to expensive, and they are strict on visitors, would not recommend it, i live down the street from there

      The seller would need to communicate to their realtor that they do not want to sale unless they find a replacement property, then their Realtor would draw up the proper documents. Let us know if you have any questions

    What you can expect is easy - if you buy one of these and it isn’t yet owned by private equity or another investment group it will be. You’ll be looking at lot rent increased way beyond the inflation rate and the growth of your retirement income. You’ll understand the new meaning of being land locked.

    Do you put 30% down payment escrow? on the home to the mobile home agent than you have to get a bank loan for the remaining 70% plus down payment on that also

      The down payment all depends on what get get approved for with the lender. We've seen mobile home lenders allow buyer to only come in with as low as 5% down. Regarding paying the broker that represents you- in our area, the Realtor gets paid commission from the seller. Hope that answers your question.

    Looking at a mobile home in palm springs the is a stated land lease amt. Like approx $20,000. What exactly does that mean? Obviously I would need to pay $20K, but how often do I pay that? Once, yearly, ??? Thanks a bunch!

      Instead of paying yearly property taxes like on a single family home, the HCD charges license fees.

      Yes you are correct, all we did was paint the kitchen and strage in this example! This was all my Seller could afford in the budget. The purpose of the video is to show how minimal repairs like paint and staging goes a long way when you are going to sale your home! On this particulair property, the seller invested $4,000 in minimal repairs, but sold it for $40,000 more than if they would have sold it in the present condition.     This is the worst thing a buyer can do is to agree upon those contingencies. I wonder why the buyer should spend money on inspection, appraisal just to be afraid of that seller may or may not find a replacement house. Sp freaking dumb

      Yes it is a risk to spend money your inspections when the sellers haven't located a replacement property. However, you can make it less of a risk if you negotiate for your buyer that the time frames do not start until the seller has located the property. This means, once the offer is accepted, the buyer sit back and wait to invest any money until the sellers have removed their contingency of finding a replacement property.

      Great question! No it is not required. My Team rarely recommends a seller order a home inspection prior to listing the property. There are some circumstances that we might recommend it. The buyers pay for and order a home inspection during their inspection contingency. As for the last comment Chuck made? He recommended Buyers order a sewer lateral inspection.
