    I do apologize for my mouth being faster than my brain speaking about the differences of open cell to closed cell foam with R-values. "Open cell" depending upon the density can be a range starting from 3.5 R-value to approximately 5 R-value, not closed cell. My apologies for my mouth working faster than my brain! Lol!     What about frost protected shallow?

      You could do a shallow wall footing, but you have to follow the coad for insulating it for frost protection to make it a frost free footing. I have done pier footings with insulation going down 24" in between piers for frost protection per the code book. My next build in the same county, reviewed by another inspector, he wanted us to do a frost free rat wall in between. So if your municipality makes you do that, I would then just do trench footing instead of piers and frost free rat wall. It is less work, stronger, and close to the same cost at the end of the day. Hope this helps.

    Do you have suggestions for where someone should start with trying to gauge a realistic budget and build timeline? We are located in Highland Michigan and may be looking to build within the next year but we’re a little lost with where to start!

      My advice is to stick with a ranch style build with these if you're looking for the most cost-effective build, which is not the case with platform frame (stick built). Based on roughly 1800 sqft. Living space with 600 sqft garage totaling 2400 sqft of footprint, use a multiplier of 140.00 +/- per sqft.       Yes, and yes. Our Michigan Pole Barn Homes are very cost efficient and very energy efficient the way we build them. Some styles can get a little on the pricey side with some finishes. But ultimately, they are a very cost-effective way to build.

    I know there's so many variables that's it's foolish to ask and probably foolish to answer but could you build and finish a smaller one for ~ $75k? Is this close to being remotely possible? Simple design, small size, minimal framing, minimal or no drywall, etc. etc. etc. I'm curious if you can build small ones and roughly, even if it's really rough, what ballpark we're talking. Thanks.

      Yes you are right, there are a lot of variables..Materials these days are expensive, but to the question of could I build on for 75k? It would be considered a tiny house. Post frame builds are definitely more cost effective to build than traditional homes, but things do cost more now. 75k would be a small house

    One can only assume the purpose of this series of three videos ( I watched all three) was to accumulate views. I seen no mention of the product or it's name. Down here we use Cotton Picker Spindle Cleaner, safe for the environment, safe for the equipment and it doesn't stain the wood. If it's good for white cotton, it won't hurt your boards.

      In our area of Michigan, this house is at about 275,000. Footprint of the building is 2160 square feet. Garage is totally finished with heat.

    Chuck I spoke with you awile back Every contractor around here northern kent county wants to pour frost walls and do slab or crawl space on my barndo build. I just dont understand why they cant do piers with slab?

      Well I can't speak for the other contractors, but I do know that the code book is not friendly to post frame building as far as being used in residential construction in Michigan, so I'm sure that many contractors may not shy away from the norm. But there are things in the IRC that directly shows options for frost free slabs and footings. You just have to do a little research in the 2015 IRC code book. Michigan code states that all post frame buildings are "engineered" now that is a term that may be intimidating for people that want a post frame home. It doesn't necessarily mean that you or someone need a degree in engineering to design and build a post frame. If your living space is above 3500 square feet, then the plan needs to be sealed by a licensed architect/engineer. If below that square footage then the architectural/engineer seal is not necessary. So with that being said it is then up to you or contractor as the "engineer" to prove within the code that it meets or exceeds code. That includes but not limited to insuated frost free slabs, footings, post footing diameters, shalow frost free footing details, recking details, and etcetera. The code is really geared to platform frame, which has been the standard for many many years now. So it is easy to reference regulations on that style, not much to reference on post frame building. That may be why some contractors may opt to not do what your asking for. I know this reply is long winded, I hope it helps. Definitely open to a phone call to discuss it further or assist if you need.

    how many acres of woods to make a decent firewood business? we have 35 acres of hard woods my son wants to start a firewood business

      Asuming you have all good forest, I'd say 1.5 cord per acres taking dead falls and and kinda doing a select cutting for healthy regrowth. So that's 35 to50 cord. Then re cut in a few years. Or much more if clear cutting. But I think it's a really good start.

      Yes there have been good feedback. This product is best suited for roller bearing guide systems for players lubrication. We do have some product at some big commercial mill operations for testing and also at woodmizer for testing as well. The individuals who have tested it have given great reviews. But this product is great to have regardless for Sawmill care. Keeping bearings lubed, lift cables lubed, and cleaning up and wiping town for storage. Great rust prevention cleaning products for your mill. I have also found this product works awesome around the shop! I use it on my saws and for bit and blade cleaning! Very versatile product to have around.

      Thanks for you question. The Five Star product is a formula from a plant based oil. It does have other ingredients in it with the oil. Five Star has invested alot of time and money on ASTM standard testing on its properties, and getting USDA bio certification. If you email us at info@misawmillsales.com , I will be happy to send a product data sheet for your review. I can also send quantity options with pricing. I would assume you could use cooking oils if you wanted to, but the properties of this product are different from straight up cooking oil. It has many advantages over using just cooking oil from cleaning, lubrication, viscosity, sawdust cling, consumption, penetrating steel providing long term protection, and Ph. I can only testify on how it has performed for my sawmills from a Sawmill care product and blade lubrication and it has exceeded my expectations. Thanks again for your question.
