End Our Cladding Scandal is a campaign set up by Inside Housing, UK Cladding Action Group and other cladding action groups from across the UK, that calls on the UK government to lead an urgent national effort to solve the spiralling building safety crisis that has emerged since the Grenfell Tower fire in 2017.
In the absence of sufficient government funding, costs for remediation often fall on leaseholders - with sums reaching above £100,000 per flat in the worst cases. Leaseholders are also required to fund waking watches (24-hour fire patrols) and other interim measures, at costs of up to £1,600 per month each, until their blocks are made safe.
Around the country up to 4.5 million leaseholders live in modern flats that are unsellable - even in three-storey blocks - because they cannot demonstrate the safety of their cladding, insulation, balconies and wall structure, a necessary requirement of gaining a mortgage thanks to government guidance.

Hayley Hassall meets people living in the north west who are trapped in leasehold homes with exorbitant service charges that make it virtually impossible to sell the property. That includes multiple leaseholders caught up in the cladding and building safety scandal, such as Chris, Josh and Fozia (from 11m 0s).
Manchester Cladiators tells the BBC that freeholders like Wallace Estates "are doing all they can to mitigate their liabilities rather than fix their buildings, despite telling us they are the responsible custodians of these buildings", and that's one of the major reasons why the pace of making homes safe has been so glacial since Grenfell.

Also that Leaseholders have higher interest payments as Stakeholders kick the can down the road deciding the specification of any replacement cladding. You can take over the management of a leasehold block of flats in the UK! 1. Right to Manage (RTM) Overview: Under the Commonhold and Leasehold Reform Act 2002, leaseholders can form a Right to Manage company to take over the management of their building without needing to prove fault by the current managing agent.

A leasehold for a house is very difficult to justify but for a flat it’s important because of shared spaces and the fact you can’t own the air, flats are typically built on top of each over and you can’t own split a single piece of land between all the owners of the flats above iit
This is interesting and I enjoyed this video . I own alot of a bags from the brands . I have a real Hermes and a ‘fake’ hermes kelly. The Kelly I took with me to hermes once and the sell’s representative thought it was real so did the customer near me . I let them know it was not from the hermes brand lol. The customer wanted to know where I bought it *suluxy* so she could get one like it lol. Honestly I was not embarrassed about it but was amused that everyone thought it was real . :)

Someone selling you a Leasehold is saying 'You buy it but I'll still own it'. Couple of choice words to that.
Buying a flat in the Uk is the biggest scam. Before Covid the service charges were a few hundred a year, now it’s a few thousands…
If the defects are there and the flats are sold share of freehold then the residents still have the issues on their hands to deal with, they just get to argue with each other rather their freeholder. The residents owning the freehold doesnt fix the issues…
Never buy a leasehold, equity share, buying scheme, or home on unadopted land or access. You have NO leverage and ALL the risk and costs on you.
Interesting to note that all the buildings featured -even when not abandoned, and charging extortionate amounts for upkeep -were scabby, falling apart and neglected. Can a legal scam be any more obvious? Leasehold is not just a 'broken system', it puts into question the very idea of Rule of Law in the UK.

I find it astonishing that people still don't know what they are buying? Any solicitor will advise that leasehold, is a lease, you don't own the building or the land, that's why you pay ground rent? The lady bleating about her house, I'm sorry, a leasehold house is cheaper than freehold, and she was lucky it only cost her another 8k? Leasehold flats are different, lenders prefer leasehold, as they know a building will be maintained, if you have 100 owners, and 50 don't want essential work carried out, and the 50 do, what happens? The surfside condo collapse in Florida highlights this issue, when essential maintenance and surveys are put off. What should be banned is property management companies purchasing the freeholds from developers, and in effect, charging what they want, that is an appalling conflict of interest.
People buy a property with as a leasehold then complain. It is time people take personal responsibility for their own decisions. The same with the cladding issues. If my house had cladding I'd be responsible for the repairs whether via an insurance policy or out of my own pocket. Ultimately I made the decision to purchase my property and am responsible for any upkeep or upgrade. I don't get any government assistance or benefits, which is paid for by the taxpayer. Why should my taxes be used to pay for others when I have to pay for my own mistakes. If someone buys a leasehold property they will be aware if they just read what they signed of the terms and conditions of the contract. No sympathy just the usual 'it's someone else who's at fault , I'm a victim, yadda yadda yadda.' Get a grip and stand by your own decision!
I don’t get it how it becomes so expensive to pay for roof. When i owned flat in Slovakia,it went through complete insulation, repainting, roof- the company owning building took mortgage to xy number of years. The ground rent was €120 per month including water and central heating and all service charges, yes, it goes up every year and it based on the number of people living in your flat, building has 60 flats but never went up more than few € in a decade I owned the flat. It’s not luxury apartments but decent place. Plus if u spend less of water or heating, u are refunded at the end of tax year. I sold my flat and it took a month for the full process, only because the bank has 28 days to approve a mortgage. No bloody leases, surveys. 🤦♀️. I am pretty sure someone still gets to fill up their pockets l, don’t get me wrong but in the UK, buying property is a traumatic experience even with buying house. I ended up buying a freehold because I had a dog and after 5 months of back and forth with solicitors, endless waiting, the leaseholder didn’t want pet despite the agency saying it shouldn’t be a problem and I said I got a pet at the first viewing. I didn’t need a house, I would be happy in the flat. I was asking about it few times throughout the process, always no issue. 95% cash with tiny mortgage, paid for mortgage advisor - wasted money. It fell into pieces, I went further away to fit into my cash budget,no one tells me whether I can have a small dog while working from home! And I got another dog now we have more space and garden for ourselves. FU, British system! I am very grateful, it feels like I dodged a bullet!

I’m sorry but surely people should know what they’re technically buying. It doesn’t take long to do the research. It’s accepted that there are building owners and lease holders of properties. However, the amount for service charges are subject to abuse. The contracts allow for these abuses. Leaseholders should attempt to gain control themselves of the building and communal areas. This can provide a more effective way of ensuring maintenance is completed effectively and service charges actually go towards the building. This is called a common freehold. This is from the Law Society: Commonhold Commonhold is a form of ownership (or tenure) for multi-occupancy developments. Each unit-holder owns the freehold of their home, and a commonhold or residents’ association owns and manages the common parts of the property. There are standardised rules for commonhold. Find out more about commonhold Commonhold was introduced in 2004. Although the commonhold system should give flat-owners more control over the management of their development than leasehold does, very few commonholds have been created since 2004. The government is looking at how commonhold law can be changed to encourage their creation. The Law Commission consulted on this in 2018/19. It should also be for solicitors to stress the issues around these properties but the words ‘caveat emptor’ has to be the first thing that you consider when you consider buying property.
i couldn't imagine opening a letter for £1.4K monthly service charge. For the last lady who hasn't been in her home for 4 years how can she have to pay her mortgage and not actually live in the house, haven't the owners of the building committed fraud? I feel empathy for all of them but I have the distinct feeling the tax payer will end up bailing out the companies, which i do not agree with.
It's crazy, but surely the mortgage lender can assist the leaseholders to protect their interest in the property by way of the mortgage loan. It's interesting that you never hear them supporting the mortgagee. That's because many have themselves invested in leasehold properties and they stand to lose from this cash cow. Leasehold has really only become a bad nightmare due to the serious exploitation in the last few years.

I went through exactly this problem. Feel very tricked for the sales agent. Coming from another country made it really challenging for me as I'm far away from being rich. It is depressing to see the money you worked so hard for disappearing because of that.
Move to Scotland to buy a flat. Im not rich and it would be cheaper to move up there from England for a few reasons. English property is a ripoff. This leasehold issue is a nightmare, imagine not being able to afford it and not able to sell up either ! I feel so sorry for those who bought nice new cosy places to live and now under huge financial stress. Its all wrong.
maybe the first thing to do is to learn how to build modern and comfortable buildings, because I see that in UK they still build like 100 years ago. In the world are so many technics now to make warm and mould free buildings, but UK just don't want to change anything.

Any owners in these tips with a mortgage should just give the keys back to the bank and walk away. The mortgage provider ownes the property so give the keys back and let them get their money back from who ever they paid. Just mentally treat it as if they have been renting for the period they have been there rather than buying. Know someone that did this years back on a house that went into negative equity, just gave the keys back.
It does look like a high maintenance building, with 5:59 flat roof and lifts etc etc. There would always be these maintenance costs no matter what legal structure. How would you negotiate an agreement with all your neighbours to have the roof repairs done, or all the windows replaced. If a number of neighbours refused to cooperate with the total costs what would you do,? Owning a freehold would bring bigger problems.

Not mentioned is the fact that many of the Freeholders simply appoint a Maintenance company who is a subsidiary of the Freeholder's company or is run by friends, relatives or other insiders. That insider run maintenance company has no incentive at all to work in an economic manner, if fact. the incentive is to bloat the bills to the maximum - they know the payer of the bills is a leaseholder who is tied up to the milking machine with no option to go elsewhere. Leaseholders should have the right to be involved in getting competitive bids from property management companies to maintain the buildings in the first place. Leaseholders should have the right to see itemized bills to justify the 'service' charges, and the right to ensure that work to be done is the result of a competitive bidding process. All of those suggestions have been known to all the stakeholders for many years - but put on the backburner under the pretext of 'legislation is coming to abolish leasehold'. Now it is not being abolished at least they could start trying to make what we have work. At least they could abolish new leaseholds from being created... sigh...
And that lady that purchased leasehold taking the words of some lady for granted indeed let her family down.
Well, don't buy anything on the land you don't own - it's as simple as that. I would never consider buying anything as leasehold.
