YFP Real Estate Investing 126: Career Flexibility through Real Estate Investing
Kamren Gallon, PharmD shares how he is able to successfully flip and sell houses, the importance of mentors, and how he balances his real estate investments with his pharmacy career.
Summary
Kamren Gallon, PharmD returns to the show and shares his journey from flipping six to eight houses a year to 20-25 houses a year, emphasizing the importance of having a mentor. He also discusses the benefits of owner financing and how he balances his real estate investments with a full-time pharmacy career.
About Today's Guest
Kamren Gallon is a 3rd generation entrepreneur. He was introduced to real estate at a very early age. His father was a landlord in North Philadelphia and one day his life was tragically taken by a tenant. After this life changing event, Kamren was very eager to go into the medical field. After graduating pharmacy school from Hampton University in 2013, he spent the first few years of his career working overnight. It wasn't until 2017 after being robbed in the pharmacy that he realized one source of income was not enough. Shortly after that incident, Kamren put his childhood fears behind him and started to invest in real estate.
Kamren has successfully flipped and sold over 100 homes along with owning a 7 figure rental portfolio while working full time as a pharmacist and being a single father. He is currently on a mission to inspire and teach other busy professionals how to achieve the same level of success so they can also reach financial freedom through real estate investing.

If retiring at a younger age I think need a solid $5 million (or more) which gives you $150-175k per year income and maintain similar lifestyle. (Of course tax allocation makes a difference)

Great interview! Congrats Brandon!! Sounds like doing all the little things right which adds up to big results. We had $225k in student debt and lived with my parents for a year while engaged (paid some rent) and fast forward less than 15 years later and all loans gone, paid off house, and much more in the bank. Keep up the great work!

Great video! Real estate is NOT passive (generally). It’s a good investment but at some point maybe cash out and just invest it if it gets too exhausting.

I tend to agree to sit on it given these uncertain times, and that higher interest rates in various savings accounts would be a small consolation. It is definitely a decision with multiple factors to consider. If it were me though, I would strongly consider it. Fortunately my wife and I have steady jobs/income that would allow us to use the “extra” income from the paid off loans to start building the emergency fund back up in a relatively short amount of time compared to the remaining life of the loan. We also have a funded HSA to draw from for any medical emergencies. So I feel our personal financial risk of paying such a lump sum from the emergency fund to pay off the loan entirely is low. Generally, I feel the sooner out of debt, the sooner one can better start saving, investing, giving, and building wealth. Thanks for the discussion!

I believe that the crypto/stock market has already factored in inflation. These cunning rodents are always two steps ahead of the competition because they are market creators. I'm praying I'm mistaken and they won't dump it on individual investors like they did in the past. Those that hold on to their profits the longest will reap the greatest rewards; I trade and hold profits. Keep up the excellent work! Cap rates do not tell you how well a property operates! A 5% cap rate just means you paid $20 for each possible dollar of NOI. A 20% cap rate means that your dollar of NOI is ONLY worth $5. See, cap rates do not measure profitability. You have been scammed!
