      You're so right-when more people move to an area, it usually drives up the cost of living. It's supply and demand in action! As the population grows, housing and real estate values tend to increase, especially if the area is desirable. It’s happening in a lot of cities right now, not just Nashville. If you're a homeowner, this could be a great opportunity to build equity. But if you're renting or looking to buy, it can definitely feel like a challenge. It's always good to keep an eye on the market trends and explore programs or options that might help you manage those rising costs. Thanks for sharing your experience! 😊

    I just moved to Aiken a couple of weeks ago from Bamberg SC, and im loving it here. I agree about the lack of cultural diversity, and i hope that will change one day. After living in a dead town for years, Aiken is a great place for me!

      Fort Valley is growing but there housing prices are still considered affordable. It is considered a college town though, so it depends on what type of community you're looking for.

Now we don’t need mortgage or loan we want to pay cash and not but as it’s stated online that buying a house does not guarantee even a E2 or visit visa atleast even we make 50% percent payment please we need help. My question is when I get a house can i get any form of visa?

    I grew up and currently live on road behind pep boys on gordon highway and there is nothing here but homeless people begging for your change, drunks and meth heads. Its sad because this area used to have so much when i was a kid.

    Doctors Hospital is in the Grovetown area. 5 minutes away on the Interstate.This hospital was built ON THE COLUMBIA/RICHMOND COUNTY LINE in order to serve Columbia and McDuffie County. Years ago the State of Georgia hospital commission would not allow it to be built in Columbia County.

    i noticed you are a realtor here but you giving reasons for all not to come which takes money out your pocket, why would you talk down on an area that you have your license in ? I have also noticed you said you are born and raised here so i can see why you have so much darkness about it but as for your profession how can you capitalize if your talking down on property as a realtor?

First, I’m not taking money out of my pocket-in fact, I’ve had several clients reach out to me because they found this video helpful. Many have shared that the information aligns with exactly what they’re looking for in an area, which is my goal: to provide honest, well-rounded perspectives to help people make informed decisions. This video isn’t meant to deter or talk down about Hephzibah or any other area. I was raised in Hephzibah and graduated from Cross Creek High School, so this place holds a lot of personal significance for me. The points I share in the video are based not only on my own experiences but also on feedback from others in the community. If you watch the video objectively, you’ll see it’s about giving viewers a realistic view of the area, highlighting both the pros and cons.     I Don’t know how old this thread is but Hephzibah has different areas within, those areas are let’s say separated clearly with those who can afford and those who cannot, the development is very much here and set, i can’t compliment this video at all … there is everything from chick filet to a brand new Krogers about 10 mins away (the biggest in the whole Augusta area) every fast food restaurant is in Hephzibah and homes and better school than the augusta area are within hephzibah to include a hidden Gem such as private and charter schools , there are many beautiful big gas stations and stores as well as too many nice homes and sub division .. Again i don’t know what side of Hephzibah she was explaining but it only sound like the hood areas far away from the established parts… also augusta is about 18 mins away not 30 mins(and i live the furthest out, way past diamond lakes) and there is too many beautiful huge luxury homes and apartments in hephzibah, also i’m from philly so i know what country vs city look like and Hephzibah is great for city people who like peace, don’t believe the hype this place is away from the hoods and crime mostly, again there is poverty everywhere but the hephzibah she didn’t explain i guess is another youtube video … we living great and schools are awesome and most of the trouble is at the lower part of hephzibah and augusta ga, to conclude grovetown is the retired military area it’s definitely not hephzibah ga, but really ALL of augusta and surrounding areas is going to be military no matter what

      Thank you for your input and for sharing your perspective! You’ve touched on a lot, so let me break it down. First, the new Kroger you mentioned is actually located in West Augusta, not Hephzibah, and it’s further than 10 minutes away. With the recent growth and increased traffic, getting from Hephzibah to downtown Augusta or other areas can easily take 30 minutes or more, depending on the route and time of day, especially for those who don’t use the expressway. Regarding Grovetown, it’s a mix of active-duty and retired military residents, with more emphasis on active-duty due to its proximity to Fort Eisenhower. I completely agree that Hephzibah is a great option for those looking for peace and quiet. As I often share with clients, it’s a nice escape from the hustle and bustle of the city and downtown areas. There are certainly some beautiful homes and neighborhoods in Hephzibah, as well as access to private and charter school options that many families appreciate. The video’s purpose was to provide a balanced overview of Hephzibah, and I understand that not every experience will align with mine or the points I’ve shared. I truly appreciate you watching and adding to the conversation-it’s always helpful to hear other perspectives.

      i agree with you in all but for those that know nothing about the area will take it exactly as you stated with no other perspective’s or real compare and contrast from the prior vids, the above was a lot better in explanation for those who never been here, again, i agree about 90 percent now that you was “able to break it down truly” also, i’m past diamond lakes and it definitely takes 10 mins to get to gate 1 or the new Kroger via i520 without a doubt. And down town to the hospitals going the speed limit definitely takes about 23 mins, as i am a retiree and prior active duty who knows that also grovetown is definitely more retirees than hephzibah, grovetown is the HUB of retirees and active duty and retirees, as Hephzibah at least where i live at is mixed because a lot of retirees cannot afford 700k homes and above and they can’t afford to live in lakes and so forth because of the cost of living is too high… some of us was able to retired and live like that but majority are in grovetown where the homes are believe 450k easily (but again that that 10 percent i beg to differ with you) i really like how you dug deeper when breaking it down so all can have an elaborate understanding because it highlighted and provided more facts for those that really don’t know anything about the area.     😂😂😂😂 Okay. First of all. Growetown is growing so fast because it's connected to a Military base. They are Building Wider Roads. But mainly this woman. If you can't tell, she is trying to get you to move to Augusta and Evans area has more shopping. That's where the theaters are. And if you like golf they have masters. But The augusta area is worse on crime Especially first friday down at broad street A lot of shootings. So don't let this woman gaslight you And evans and augusta Are not even fifteen minutes from growetown And the neighborhood there are just as close together far as houses was And probability more expensive So this Realtor probably has all her cells out in Augusta. And probably. Dont have any houses that she sells in grovetown😂😂😂😂😂😂 She's only telling you the bad things about growetown And nothing bad about Augusta. and Evans So I hope you don't buy from her if she'll tell you the bad one place , but not on the other What else will she leave out

First, Grovetown isn’t directly connected to the military base, but it is conveniently close, which makes it a popular choice for people looking for a shorter commute. The road widening you mentioned is part of a larger effort to keep up with Grovetown’s rapid growth-a growth recognized nationally in recent years. As for crime, it’s an unfortunate reality in most cities, and no area is immune. Augusta, like other places, has its challenges, but many wonderful communities here offer safe, family-friendly neighborhoods. If you’ve seen more of my content, you’ll know my goal is always to provide a balanced perspective on any area to help buyers make the best choice for themselves, whether that’s Augusta, Evans, Grovetown, or beyond.     There is no night life other than TV so yeah it's boring. Been here all my life. If you are not wealthy or semi wealthy you won't like it. Outside of church there's no social get together places for young people.

    I just relocated to Augusta, and I am barely moved in but here is my experience coming from Arizona. The construction is very minimum to what I have seen in Az in the past 2 years so that is good. But Augusta is not nearly as big as Az so that could be a factor as well. In AZ there is a night life so literally you're never alone lol. There is always people on the road, plenty of stores open late and some fast food places. One thing I loved about driving through Augusta at night is no traffic at all for the most part. Rent is also much much cheaper coming from Az, I know it'll rise over the years but by then I should be an owner. I look forward to making this beautiful place home for a few years.

    The number ONE reason to not move to Augusta is the AIR QUALITY!! Augusta was ranked #3 in worst cities in the United States for PM 2.5 air pollution ............this is the worst pollution you can have in the air! This is a serious problem and more people need to talk about it. PM 2.5 air pollution literally makes people sick in many ways and Augusta unfortunately is at the top of the list for this kind of pollution. Yes, Augusta is a very dirty city and residents need to speak very loud about this serious issue.

    Like I said on one the other channels you can be anywhere you want in 2 hours I live in aiken and I’m a city boy so it’s a convenience to be in Atlanta and charlotte in 2 hours or Columbia in 50 mins while Augusta all while just enough to do and still being laid back I like it here

Again i don’t know what side of Hephzibah she was explaining but it only sound like the hood areas far away from the established parts… also augusta is about 18 mins away not 30 mins and there is too many beautiful huge luxury homes and apartments in hephzibah, also i’m from philly so i know what country vs city look like and Hephzibah is great for city people who like peace, don’t believe the hype this place is away from the hoods and crime mostly, again there is poverty everywhere but the hephzibah she didn’t explain i guess is another youtube video … we living great and schools are awesome and most of the trouble is at the lower part of hephzibah and augusta ga

      All the communities I’ve mentioned in this video will be HOA maintained. If you are looking specifically for a townhome they are going to be HOA maintained in our area as well as most single family home communities.

    People been moving to Georgia, Florida, Texas etc from NYC, California, Chicago, etc since 2018. The cost of living is not as good as it could be, is just as expensive as NYC.

    There is a shooting every other day at the Augusta mall, not having many chain restaurants is a blessing. School is not year round its a block schedule 4 classes a day not 7-8. Not year round. Srp Park holds concerts as well, arts in the park, the greenway and the NA activities park holds events regularly. North Augusta is a small Republican town. With deep red roots. We are definitely not woke and frown on those who are.

    As a G'towner, this is my take: 1. Access to Healthcare - hop on I-20 and drive 25 mins to Downtown. Military has the DDMAC hospital. That is a very weak reason!. Urgent cares are available and I never had an issue (even when G'town wasn't what it is today) 2. Shopping - Drive 15 mins to Augusta or Evans. What's the drama there? 3. Housing - Yes, they keep building around. But the older communities still are spacious. 4. Traffic - It has become a pain through the years. A 5 min drive to the base is no more. That has become a problem. 5. "Younger-Millenial community" - Well, the old suburbs are very much an older-generation community. But yes, we do have more and bigger schools around. They used to be tiny. 6. No entertainment - This is not a Grovwtown issue, this is an entire CSRA issue! The CSRA is a VERY boring area. Grovetown is one of the quietest areas, so if you don't like busy areas, G-town is still a good alternative. Because of this, Grovetown is still a very safe, low-to-no-crime city. All in all these reasons are kind of weak. Grovetown is not a bad place to live. It's boring, but not too bad.

    How is the public transportation in Augusta ?

      We do have a public bus system but it only covers a limited area of Augusta and it does not go to Columbia County. So, I would definitely recommend having a personal vehicle if possible.
