Shutters are a better option for home owners and looks beautiful and easier to sell homes. But they can be expensive they are worth it over blinds
Town houses are awful. No parking and sharing a wall with the neighbors is stupid because u hear thru the wall. Last walking up 2 or 3 flights of stairs as u get older will make u angry u didn't buy a single floor home. That's my experience from northern Virginia. Buy only one level Ranch houses and never a hot second floor for suffering in the summer when unit breaks down
Why would you want a 2nd floor in Florida. My house just outside the Villages FL is Ranch one level. You will regret getting an upper floor because it is too hot upstairs and as you get older stairs are an extra burden. Only one level house in Florida if you move here u will be glad u didn't get a 2nd floor

However, we always prioritize the privacy of our clients by focusing on the home’s features and not revealing personal details. If we ever had a buyer express concern we would of course remove the video once the home is sold.

What is the purpose of an HOA. I mean, do they maintain the roads, parks and community gardens etc ? And in Florida of all places, who in their right mind would live in an HOA where the HOA was run by MAGA or god forbid TFG.
I hate HOA's on principal, I don't like being told what I can and cannot do on my own property. What I hate especially is minor infractions and the cost always seems to go up. That being said, I do believe that HOA's should be allowed to continue as long as they don't dominate entire areas. There should be areas free of HOA's. There are people who prefer them because of maintenance or home values. This is ok to me, like you stated, when you go into an HOA you are a fool, if you don't read the fine print. If they make changes then that is another matter.
HOA's are evil. They give power to angry karen's who are to stupid to actually hold elected office.

You are soo wrong with regard to owners knowing the rules and regulations of the HOA prior to bying and moving in. Having owned a Condo for 35 years, and been a board member for over ten years. I can assure you most purchasers DO NOT READ OR ADHEAR to those rules and regulations. It is a constant problem for Board of Directors to enshure compliance. Even though we provide a copy of the documents as required by law, and speak with the purchasers prior to closing that they have read and understand the bylaws and rules. They always ashure that they understand the regulations, and almost immediately begain the violate those rules.
My comment is implying that buyers should, as I advise all of my clients READ and UNDERSTAND, the rules prior to signing the HOA documents. Now if they do so or not is on them. And if they follow them or not is again 100% on them.
HOA change rules over a period of time and eventually you are stuck living in a community with Rules you never would have agreed to….
Very valid point. To play the devils advocate most HOA supporters say to get involved in those decisions making meetings. Why do you think most don’t get involved?
I have never lived in an HOA area. Never will. Freedom will always outrank conformity and compliance. Membership in an HOA should be totally voluntary, just like joining the Rotary Club or the Girl Scouts. You can have your 'House Club" but I don't want to participate. Keep your deviance off of my personal rights and property. F HOA's and anyone who promotes them. I WENT my house pink, purple and orange and 3 partially dis-assembled Chevys on the drive. Got a problem with that. I don't, it is called LIBERTY. Mind your own F-ing business. I tolerate your kids with the bass boosted crappy KIA on the street. Get over yourselves, Karen.

When I was house shopping, my friend said, "Don't buy a house with a HOA. They make you pay them to tell you what to do with your own property and if you don't pay, they can take your house." Best advice I've ever received. I've never had a problem in my neighborhood except for a neighbor who let her animal run amok for a year despite my begging her to take control. Well, animal control told her for every incident, she would be fined, problem stopped immediately.

Yes this is common. I know a lot of buyers sign the HOA docs but never read them despite me telling them repeatedly to do so. Do you live in an HOA community?
@movemetostaugustinefl I lived in an HOA that was out of control. They were giving tax breaks to local business using the funds they collected through HOA dues. They borrowed against people’s homes and when I moved out (back in 2004) they were over 60 million in debt. When an HOA borrows money, they do it against its members’ homes. Even if your home is paid off, if an HOA goes bankrupt the creditors can foreclose on your home (despite it not having a mortgage). There are thousands of stories like this and HOA boards lavishing their presidents with free "business trips" around the world to encourage more businesses to come to the area and giving them free cars etc... that the president keeps even if they are fired or resign. No thank you to the HOA! There are already county laws in place to make sure your neighbor cuts their grass and does not build close to your property and event against having cars on stilts in the front of your home. I would rather deal with the County to solve my problems than to risk losing all of my assets to some renegade people running the HOA board because no one is paying attention. The stories of bad HOAs are numerous, boards working with local lawyers to kick people out of their homes and then keeping all the equity in the house (basically theft). yea NO THANK YOU!

I think the problem is HOA's do not enforce rules equally for everyone. In my situation I have asked many times for speed bumps to slow people down on my street we have had a kid hit, cars hit mailboxes hit. And they do not care. And you cannot email the HOA the have it set up to block emails sent in.
I think one of the goals of this bill is to help make sure everyone is treated equally.

Wow that was crazy. Mine may be a little more common, I was showing a vacant property and during the showing this guy starts banging on the glass slider in the back threatening everyone if we don’t open the door. When I asked him why he is even back there he said he owns the property. But he didn’t so I kept my clients inside and called the authorities and buddy was gone before they got there. My client did not make an offer on that house 😂
OMG! Yes, this is so common these days. Luckily in Flordia we have pretty good owners rights laws. What state are you in?

@@livinginStJohnsCo I have not. We've been renovating an 1830 house for 5 years and it's very custom. We are now considering building a larger home but looking at "plain" houses is hard when you're used to things like custom tile and Amish cabinets haha. This is a good starting point!
