Can I save my wallpapered walls?

It's more work than I'd expected or hoped for. Removing the wallpaper on the landing, hoping for bare plaster underneath but finding previously painted walls. Bit of a pain, means it'll need sanding before I can paint.
At a loose end? Even a small job moves things along.

Structural work update: expanding the doorway size between the dining room and kitchen. The wall above isn't load bearing, so hopefully this won't be too difficult (or expensive!). Structural survey being done tomorrow.

    Door size was immaterial, think out side of the norm , the whole side could have had max impact & looked on a different level , if you had fitted a glass pocket slider …

      @@davewordsworth1251 hi thanks. I’ve renovated a lot of houses. Initially I used tradesmen for most things, and just learned along the way. I don’t have a trade specifically but I’ve always enjoyed being hands on. I don’t claim to know the best ways for everything or be an expert but I think (hope) I know enough to do an acceptable job.

    Please don't tell me you are leaving those shitty door casings in as it's false economy. Fit new ones, or even better, if you have the width, make your own out of 6" x 1 1/2" with planted rebates.

    I’d be interested to know the ground levels outside the house and what ventilation is coming in to the property as there is no such thing as “rising damp”.

    I'd probably get an engineer to look at it. You've also got to think about what is under the stone wall... our brick terrace was built in 1917 and they the walls/bricks were laid directly onto the dirt. So when we opened up our back wall to put in a huge glass door slider, we also had to put in extra footings under different parts of the house to essentially "stabilise" it some of the critical sections.

      Very interesting. Thank you for this input. The house is about 200 years old, so I wonder how well this central wall is supported!! Still assessing options (everybody who walks into the house gets quizzed on their opinion!). Will update once I make a decision.

      Thank you! Yes pushing myself hard this week with progress. This stage of the project is all such heavy lifting and filthy work. My car is filthy, all my gear is filthy, the house is filthy. Hopefully soon the ripping out will stop and the rebuilding will begin.

    This is the first time I have come across a 'structural surveyor' in 50+ years in the construction industry. Is he a surveyor or is he a structural engineer who carries out surveys? The structural bod is probably correct in that a lintol for the full span of the new opening will be required and that lintol will be carrying the floor loads and the stud partition load from the rooms above and must be suitably sized - 'any old concrete lintel' will not do. As to whether you should get approval for the work, then yes you should because ANY structural work to a building has to be approved under the Building Regs and the advice given by your structural bod is negligent. Most times such an incidental item rarely gets submitted and more than likely the BI will not want a submission. You would be wise to a) Get a formal proposal from your structural bod as to the spec of the enlarged opening and b) Contact a Building Control, describe the scheme and record their answer. Doing both will absolve you of most of the liability, doing neither means you accept all the liability if/when it fails.

    How about opening it up to the width of a standard size set of doors, but leave it door-less. Leaves the option for the future owner to add them if wanted.

      I’m torn now between this idea, or just leaving it as is. Maybe just putting a modern glass door into the doorframe. I can’t decide!!

    I agree with keeping the kitchen where it is/was. Don't over complicate things. 👌👍 Is the boiler staying in the kitchen or moving?

      Yep, definitely how this is the plan. I was previously over complicating it. The boiler is being completely moved to the downstairs WC. It’s all being completely re-plumbed anyway, so this just gets it out of the kitchen and to a better/neater location. Only trouble is it requires a long gas run, but otherwise this is the smarter option.

      It’s going to go above the downstairs WC. It’s a long gas run, but it clears space in the kitchen, and will give really rapid hot water to the main bathroom.

      @@renovateaproperty Makes sense, you'll probably find that the gas is already running under the floor either in the extension or the upstairs corridor.

      @@Reverend-Rodger no I’m re-plumbing right back to the stop cock and the gas main. Means we can put a nice 28mm run to the boiler. All the old piping is cut and gone. Nice to start 100% fresh.

    Good idea too stay with that room, it can only get better. Also after you going to do for a full rewire? With current access, it weight be the best time. Aldi get sorted burglar alarm sorted and also white the house up with Ethernet. Again access is a problem normally but you have full access right now.

      Full rewrire yes. However, as for pulling Ethernet to each room; I don’t do that anymore. Modern WiFi is so good I don’t find it necessary now. In fact, almost all modern products (smart security, intelligent devices, computers, iPads etc) don’t have Ethernet ports anymore. They just expect WiFi.

    I was thinkin more than £40 cause you used to get about a fiver a radiator, haven't scrapped a radiator in a while though, just copper and brass.

      @@mailboxxy before starting I’d asked all friends and neighbours if there was anything they wanted from the property. But really everything has lived its life in here and is exhausted. On a project like this time scale is really important, so being quick at this stage really makes a difference. Everything I pull out goes into a skip, and the skip company split everything up at their end for recycling where possible (metal etc).

      Thanks yes. Well noted. Nothing yet but I’m aware of it. The house was last renovated in the 80’s, so it’s a definite possibility. The last house I did had a huge asbestos fireplace flue, it was a nightmare to get out!

      @@sophiaw haha the yellow!! It’s so bad. Also the wallpaper was non-breathable. It’s done no favours to the fabric of the building. The white goods are a nice bonus. Some of the left over stuff I’m trying to give to charity or families who can use it. Will update as I make progress on that.

      So far I’ve basically been pulling the house to pieces. Today (not on UA-cam yet), I was at the property with my plumber pulling the entire plumbing system out. Electrician there tomorrow, then next week hopefully I’ll be starting to put it all back together again 🤞

    Very intrigued to see how this pans out, always wanted to do this since i was young. I would be interested in finances at the end of it all too, how much it went for at auction inc fees etc and how much the reno roughly costs. keep up the work i have a feeling this channel will attract some good views.

    Seriously,' You started the ripping out without isolating the electrics / water and a class 1 gas hob with a crow bar whilst still connected to the gas mains and trying to ignite its self ?. WOW ! . HSE will have a field day with this video, and you pal, LOL.

      Gas is off, water is off at main stop cock, electrics useful for tools. No issues.

      @@renovateaproperty Vid clearly shows you explaining isolating the sink after you ripped it out, just hanging there at the sink hot & cold points you just found so you could disconnect it. No mains their. As soon as you heard the hob clicking, the first thing you did was run to disconnect the gas hob. You got 1 thing right though,' Electrics are really useful for tools.

      Hi. Yes sorry. Just getting up to speed with posting things. It’s surprisingly difficult to do all the work on the house and also deal with the filming. I’m wanting to post the entire process but I’ll try to work on making the videos a bit more concise.

    Id try and swap the stairways as well if it was possible. Just a thought,making more room on the landing where you could probably open the bedrooms up a bit more,depending on the plan off the house.

      I’m working mostly entirely alone. But I do have a really good plumber and electrician who work with me on those elements.
