Is it STILL Worth it in 2024 to Buy an Investment Property | New Landlord's Perspective
I became a landlord in 2023. This is AFTER house prices peaked as well as interest rates. That house market crash that everyone is waiting for? Not happening. The only way to become a landlord is to buy in the climate that we're in, which is not the best.
But that doesn't mean it's time to lose hope. I talk a little bit about my investment journey (which I don't regret) in this video but I also discuss why people might be more reluctant to dive into the world of real estate in 2024, and what you can do to get around those issues and still be a successful investor.

    Great insight sister. I want to invest in real estate, but because I have to get a loan -all of them are interest based- I am out of the game. I have thought of doing short term rentals and I might jump on it soon here in Atlanta!

    Great insight! Thanks for sharing. Would be great to hear about some of the feasible halal options for financing a purchase. From what i've seen, these options seem very limited in the Western world (especially here in London) and come with higher monthly repayments.

      Hi, I recommend looking into Islamic banks that issue interest-free mortgages. Guidance Residential is one example. Hope that helps!

    SMOKING IN A HOME CAUSES IT TO LOSE 29% OF ITS VALUE. Imagine what it does to a cars value. All if that upholstery & headliner...yikes. i have a friend who has a 4k sq ft house. He & everyone else smoke in it. His only saving grace is there is very little fabric. An ozone sanitizer is the best option for the smell.

      As a real estate agent, I can attest to the fact that smoking in a home for sure reduces its value. As soon as buyers walk through the door they can tell if the house is regularly smoked in and it's a big turn off.

      No grout needed! I used the same tile on a different bathroom and same story, no grout needed :)

    Will it change the Paint color of the wall if you’re still living in the place cause I see the someone move out of there color

      It didn’t seem like it changed the paint color, but it did take off a lot of the stains which were making the paint look yellowish.

    My rule of thumb. If you see a house you like and can afford. Buy it. People waiting around for the market to “crash” will find themselves waiting forever. I’m shopping around for a 2 bed condo in the $160-$200K range. SFHs in my area are impossible to afford unless you make half a mill a year. It’s cheaper to get the home you can afford right now and refinance later than it is to keep waiting for the perfect opportunity. If you wait for interest rates to drop to 5% then you’ll get caught in a bidding war paying 20K+ more on the house.

    Painting the kitchen cabinets was a LOT of work but we really think that it was worth it and truly added much more value for a relatively low cost project.

    Tip number two is buy a high-quality sander that will actually catch the dust instead of blowing it around everywhere. If you're flipping a house and making thousands of dollars, you should buy yourself a quality $160 sander.

      Haha good catch on that! I realized that just the sides are laminated (you see me sanding it in the beginning of this video but I stopped after)I gently sanded those parts. But the fronts are actual wood that needed sanding. I believe I showed them in my previous Shorts uploads if you want to go check it out!

    Great info. Landlords are subject to market risk as well! We’re not “entitled” to our mortgage payments during down turn in the market. It’s a risk we assume, just like volatility in stocks.

    I read these comments and was like 😮, but then I remembered that anytime I read an anti-teacher comment or even a slightly tongue in cheek comment about education as a profession, the user was 9/10 times a total piece of shit in HS that no teacher enjoyed having in their classroom, a trait that probably continued to their workplace; or the user is currently in the 8th grade. Don’t concern yourself with the opinions of children or childish mindsets, teachers are the reason we live in a safe, educated, modern society. Any negative comment I get on this post is just proof of what I stated.
