The new book The Bubble That Broke The Bank argues that the 2026 crash will wipe out the real estate profession. The sad reality is that Fed has paralyzed the real estate industry and 2025 will be the year of real estate fraud.
We need new zoning laws that allow us to build in the endless land that is cut off doing nothing just sitting there

U guys need to stop complaining about money and choose to continue working your 9-5 and not even have a side hustle on the weekends lol.
Sadly I didn't have anyone to explain to me how a house can be an asset I only ever saw it as a liability mortgage, home repair, maintenance plus higher bills 🤷♂️
That's what it is though. As an "asset", it really only keeps up with inflation unless you buy in a deep housing correction or a cheaper area that becomes desirable eventually. Buying now is a great way to lose money actually. That opportunity was 5 to 15 years ago. It might come back within the next 5-10.
Why don't people making less than $60k a year buy $300k homes? We would love to buy homes before our thirties. We just simply can't afford to do so.

@thatwestmichiganlife very broad question. Every single welfare program has serious unintended consequences and/or fails it's charter. With all this aid, why is there still anyone homeless? Get me started about food stamps and who actually benefits....
@@MaxSmart-z1p It is a very broad question and I ask it genuinely because I believe we need to help the most vulnerable people in our society but also see many flaws in the section 8 system ... I think a lot of people exploit it .. so what could we do as a society to help people who need it but also not set up a system that is easily exploited? To answer your question of why are people still homeless with all this aid? I would point to 2 factors 1. A large amount of untreated mental illness in our homeless population ... 2. manipulation of the cost of housing between the government as well as the banking system with the worst culprit being the federal reserve... I have seen this BS for years from them!! Just my opinion!!
When we subsidized the medical industry, everything in the medical industry doubled in price. If we put a cap on the rental industry without fixing the economy that made the pricing so high, we'll just starve out smaller landlords, and that won't lead to private ownership, that'll lead to corporate ownership. And insiders, like United States senators, know this, And are eager for the opportunity to invest in our future overlords.

They are enough homes in America, but they are being used as speculation, they want to be in that line that differentiate people from paiyn 1 third of their salary or rather live with parents/ be homeless. More and more people are falling to the 2nd one

Your buses run 24/7? That 1,000 times better than the buses in California! Here, the buses leave the depot at 7 am and some of the stops, the first buses don't arrive until 11 am! Then the buses are back in the depot and the drivers clicked out at 9 pm, so most stops completely end at 7 pm The one transfer station the first buses arrive around 9 am with passengers and the last buses drop off at 8 pm, but don't pick up anyone.
Wow we service a much smaller area... it you are down town it is great. I just wish it would cover more suburban areas

it is world class ... from hiking to biking to boating and kayaking we have it all .. giant river absolutely... fresh water mini ocean check ... tons of public land and skiing fairly close yup .. I believe we have a ton to offer for outdoor recreation!

The snow and cold would be horrible for my arthritis and would end up being almost bedridden. Rest of the year would be fantastic.

in my 70 years in michigan i have lived all over the state. i would agree that the grand rapids area is a good area to live.
