    People will not be able to afford the inflation with rent and all the overvalued buying. I see a lot of buyer remorse that people have over bid up to 50k and need new roofs, plumbing, electrical, ect. Now they have to buy a new roof which adds another 20k to fix it up. There were no contingencies. It's a rat race and I'd appreciate if you would speak your opinion on this topic? Because none of you real estate gurus are talking about that. 50k over valued plus 20k for a roof puts them 70k in the hole. Please tell me your opinion.

      Hi. Thanks so much for your comments. First, I am not a real estate guru. I’m a certified mortgage advisor. Like you, I watch, read and listed to a lot of folks over the years. I am just trying to help those who are not in the industry and don’t have time to sift through some of the info from people just trying to prey on peoples emotions. I completely agree that some people are in some cases getting caught up in a rat race and not really looking at the details. Buying a home is a huge decision and should not be taken lightly. This is why I advise people to work with hyper local professionals that “should” really care about helping their clients as they do their reputation. Having a realtor that truly cares about their clients is extremely important. Equally as important as a financial planner, lender or insurance company. As far at high cost maintenance items, most buyers get an independent whole house inspection that would point out what major items may need attention. Frankly, I would not buy new construction or a resale home without a whole house inspection from a reputable company. This way, even if an appraiser missed the roof needing to be replaced (which does not happen often) the whole house inspector or the homeowners insurance company will usually catch it. I can only speak to my experience but I’ve not had a situation in the last few years that had something major like that that was not pointed out by one of the three inspections I spoke to. My best advise is for people to be really careful who they choose to work with in terms of lenders, realtors, insurance companies and inspectors. People should spend as much time researching the “professionals” they choose to work with for their home purchase as they do on other things in life that aren’t nearly as important. I hope this addresses your concerns. I appreciate your concerns and am always glad to discuss what my industry can do to better serve the people that have made my life so good.
