I lived in a complex that had section 8 for about 10% of the units. Those units had the highest turnover, the most complaints and highest police attention. If I had investments in housing, I would run as fast and as far away from section 8 as I could.

Live where you don’t want to live. My first house was 40k in a bad area. House got robbed twice while I lived there. I sold it 2 years later for 132k. Right now, there is a house for sale for 45k. Pretty bad shape. Should sell for 160k after 40k is put into it. 900 some square feet. Little house. Edit: Where am I now? I live in a bigger house, I have one paid off rental and one I recently sold. About to do a 1030 exchange on the remaining rental to turn around and buy a small apartment building or mobile home park.

Our housing economy hasn't recovered from the 2008 housing crash, people wanting to get into buying a house are being denied that very loan you're talking about, and where the fuck are you finding good housing near real work (not drop shipping, stock bullshitting, cryptoscamming assholery) that pays a thriving wage and doesn't union bust when markets have consolidated more than 50% in 80 years, they've destroyed worker safety and gains with corporations buying out the politicians (or businesspeople trying to run a democracy like a failed business and then failing more and trying to overthrow that government), and workers wages have stagnated while CEOs have ballooned over 1000%?
This is funny because interest rates went from 3.5 to 7.5
