I bought new construction because it was the only thing available. I wish I could've bought something that someone else bought as new construction. I get to fix all the defects, screw pops, cheap carpet that's coming up, mdf trim in the bathrooms, etc. When you spend your hard earned money and they tell you to walk and lose your earnest money if you don't like things, refuse to clear the dead trees from your backyard that have fallen down before closing, and give you a bad attitude, you start telling people to avoid new construction, especially if it's built by Lennar.

Be nice if affordable houses weren't seen as get rich quick plans. I bought my families first house it was 40 years past needing updating. We lived there for 4 years and redid it over time. That's the only way as a disabled vet that I could afford it, but now houses in that price range are snapped up by investors who put the bare minimum in and them resell them for more than what they are actually worth under the cheap paint.

I used to think that it would be more difficult to be successful in real estate before age 25 - After all, your peers aren't buying or selling, and you'll have to convince older people to trust you. BUUUUUUT I know enough exceptions to know that's just another excuse like anything else. Especially since there are so many opportunities in real estate outside of being a solo agent. Transaction coordinator, assistant, or a team member is a great way to get your toes wet at a young age. Then as you grow, you become more independent or even lead a team of your own, and you have a head start over everyone else!
