Renovating and managing a 130-year-old rental property and doing it all DIY!
We are Craig and Laura, a husband/wife DIY team. After retiring from our biotech careers and completing a handful of full-home renovation projects out West, we have relocated to charming New England and purchased our first property in the area, a 130 yr old 4-unit multi-family and adjacent 1940s single-family craftsman home. We will be tackling the property one unit at a time, renting each one out as we go. This enormous property is full of issues (and UA-cam content!). How I Fix Rotted Deck Boards Fast (DIY)
I repaired a section of my front porch that had multiple rotten deck boards using MinWax wood hardener and wood putty. Since wood putty can be pricey when filling holes in your exterior left behind by wood rot, I compared it to a few cost-effective DIY fillers I made myself. Tag along while I repair rotten deck boards on my porch and avoid having to replace them with new boards.

Just curious....Why didn't you use a p trap that had a drain hole at the bottom?
They didn't have that kind at Lowes. And if I need to access it, I can just unscrew the nut.
How often did you apply DC, was it every day, every 3rd day?
We did it only once and let it sit there since it was vacant.
Drop your air to below 70. Put a bowl of soapy water under a fixed light where you notice them the most. They flock to the light for the heat source however can’t get out of the sappy water. Repeat it daily for a few weeks. Because of the different stages it will be a while before it’s over.

Took mine all apart like you.....aerosol engine degreaser on the fins, took the covers and backs to the car wash. Excellent results.

@@JuneNafziger yea but then you can take them to court for extra damages, it'll take a while but you might atleast break even.
Yes to what both of you said. We just bought this building (a 4-plex) and inherited the 4 tenants, all long-term, all pay rent on time (can't complain about that!), but unfortunately all chain smoke. Our plan when we bought it was to let the tenants all stay as long as they wanted with just some small rent increases (all well below market value for the last 10 years) and transition each unit to non-smoking as they become available. But I think it will be a tough transition as getting a non-smoker in there surrounded by smokers may not be very palatable for the new tenant. Some have suggested just embracing the smokers and keeping it a smoking building. There is merit to that argument for sure. But the more elbow grease we put into this unit (and eventually the others) it will be hard to just turn it over to another smoker and let all the damage happen again.
@@PartnersinDIY just explain to new tenants that they are grandfathered in from a previous landlord and your hoping to cycle them out for non smokers or outside smokers when they decide to move, having smokers in the house sucks, my stepfather chain smokes and its nasty having to clean up after him, ashes everywhere, burn holes in fabrics, and that smell didn't leave for months aslong as you can be understanding and they have an outdoor roofed area to smoke at it shouldnt be a problem to get them outside for the 2-5min they take to smoke

So yeah your tenant died, but it's really about you having to spend 5 minutes taking down a fly strip? And if you weren't so cheap you'd hire a professional nicotine remediation service. Guess it's not always passive income.
It's more about sharing the scene than complaining about cleaning up ourselves. We bought this property fully expecting these duties. Not really net positive income if you hire out every job. Professionals just way overcharge you and don't always do the best job, esp. since the pandemic. Would rather put the hard work in to have it done thoroughly. And yes, definitely not passive...

As much as I'm glad you got rid of him, is it really a good idea to broadcast what is essentially an illegal get-rich-quick scheme? If other squatters know that they can get a payout so easily, the problem will get worse for all landlords.
Ha! True, but I think cash for keys is pretty well known already. We would have paid more to get him out...so much better than waiting for the eviction timeline.
Fortunately I live in a state where getting rid of a squatter just requires calling local law enforcement and having them remove the squatter. I would never own rental units in a state where I had to bribe a squatter to leave my property. That's absolutely ridiculous.

As soon as the lease is broken get a well trained heavily armed person to sign a one month lease and send him in. He now has all the tenant's rights and a legal lease.

No. Squatters are based. There are no good landlords however
It's crazy that you have to pay someone to move out when they have no intention to pay rent. I'm all in favor of renters' rights, but this is a little insane.
Yeah our state is particularly hard on landlords. Some of that is warranted for sure but in the case of squatters it’s either pay an attorney for months on end while the legal system plods along slowly or pay off the squatter. This was definitely the cheaper route. We also stayed very professional with him through the whole process which probably made dealing with him directly more successful. That is certainly not always possible though!
Would be very interested to hear your squatter story and how you dealt with it. Also, any advice on how to handle an unresponsive and broke estate and personal effects left behind.

Omg! I went to Russia to visit my parents. This year, they had something crazy going on with dirt fleas. I still don't know how they go into the house, may be a cat or Ior someone else brought them inside. They ate me alive. I was only one who they bit. My entire body was covered in bites. I am still recovering. It has been 2 weeks since I came home. We used essential oils. Chemucals for fleas. My sister said they are still in the house.
Wow! Thank you for sharing that and I am so sorry you experienced it! Fleas are the worst! Honestly vacuuming was a huge key to our success and it helped that no one was living there. Good luck to your family!

Well I never let mine get like that. Because I have more than one shower liner and curtains. And change often. They continue to look like new
Orange is usually mold(?), which comes out in a hot wash. The dark, green/brown is mildew and that needs bleach. It's so hard to keep up with all the housework. Good luck❤

@@PartnersinDIY oh, thank you for sharing! That is very pink, i recognize that. We get one that is more coral/orangey (not as dark as rust), which ppl will warn againts as red mold--super bad for respiratory issues. Sprays kill that too.

A way to keep them off you while working is bug plastic boot covers designed foe water wading + extremely fine mesh mosquito pants. They wont be able to get through either method

Yup, we collected all the chips on tarps. We did all the scraping with hand scrapers (no sanding) so not much dust. We did not get it wet. Good idea!

I think either will work. It has been a couple months since I cleaned this particular handle and it is still clear and shiny :)

Dude - with pure bleech you don't even need to scrub.....seriously. Just submerge the parts in bleech and let sit
Yeah I noticed it started coming off on its own but in some areas you needed the scrubbing inside the handle and especially on the white plastic pieces which is more porous.
