    Just found your video and very helpful. For say a c4 property. I had an appraisal that compared by c2 to a c3 property and really in my opinion the c3 should have been a c4. Is there a list of areas of the house and life expectancy? Such as carpet, cabinets, bathroom and so on? I can see this c3 house has carpets easily over 20 years old and a kitchen pushing 40.

    How high apprx would a downpayment be for a foreign investor without a credit report?

      Great question! Foreign national guidelines are as follows: if borrower is not a US Citizen or Green Card holder, then max LTV 70% for purchase (30% down payment), 70% for rate and term refinance (30% down payment), 65% for cash out refinance. If DSCR is below 1.3, then we apply a 5% reduction for max LTV. We do not require a US credit report or a US non-permanent visa -- some DSCR lenders require this. We require foreign nationals to have a valid and unexpired passport from their country of residence/citizenship.

    That graph that shows RE sales being at 2009 levels is kinda scary.. doesn't feel like it in my area, but I guess '09 sellers were desperate and now they are just locked in due to mortgages at low rates so a much better 'footing'

For your listing in North Richland Hills, TX -- we have ground up construction and build-to-rent loan programs that you can use to market your deal (you would receive a referral payment if the builder receives funding from OfferMarket). Be sure to indicate if your property is zoned for residential (or what re-zoning to residential would entail), passes a perc test, has easy hookups to public water/sewer, what % of the land is in a flood zone.

    What is the minimum credit score for a purchase transaction DSCR? Is it across the 3 bureaus or just 1?

DSCR lenders use a 'trimerge' credit report which is a hard pull across all three bureaus (Experian, Equifax, Transunion) and we take the middle score. The minimum in our DSCR loan program is 660 though you will receive best terms at 720. It's important to note that DSCR lenders will want to see no 30 day lates on your credit report within the last 12 or 24 months (depends on program).       Hi Nicholas, this is a great question and it doesn't get discussed enough. In most cases, any accelerated prepayment of principal, whether a full payoff or extra/additional payments, will incur a penalty fee during the prepayment penalty period. So, if you have a 5-4-3-2-1 prepayment penalty clause, and you make a $1,000 additional payment towards your principal during year 1, you will be charged a 5% fee of $50.

      Hi Mary! For borrowers with 5+ verifiable experience in the last 3 years, we provide funds in advance for each stage of rehab/scope of work. If you already bought the property with a fix and flip loan then we would not be able to provide this service. If you bought a property with cash, we can refi you into this loan program as long as you have the experience and the property is not designated rural. Hope this helps!

    What does the profit and cashflow aspect mean in terms of hard money or dscr lenders actually providing the loan as long as it's not decking in value or vacant what does it matter?

      Hi Davion, thank you for your question. The projected profit on a fix & flip or cash flow on a DSCR loan are critical components of loan approval and probability of funding a given deal. Fix & flip loans need to show an acceptable ROI for the borrower, otherwise there's too much risk in the event the property is sold for lower than the projected ARV. In such a scenario, the borrower may need to bring cash to closing to pay off the loan and that is a situation lenders and borrowers need to avoid. This situation is unfolding in many markets where home prices are in decline and buyer demand has fallen dramatically. In response many lenders are reducing max LTARV from 75% to 70%. As for DSCR, these programs have strict guidelines for minimum DSCR. When DSCR is 1.0 that is effectively break even and below that is negative free cash flow for the borrower. Many DSCR lenders have increased minimum DSCR to 1.1 or even 1.25 and lowered max LTV in response to current housing market volatility.       @@Davion_savant DSCR lenders generally do not allow 2nd position liens for gap/down payment assistance because that increases the effective leverage in the deal beyond the max leverage allowed in the DSCR program guidelines and increases the risk. Instead, you should focus on bringing on limited members in your LLC that can help with equity capital for down payment and closing costs. If you think about it from a lender's perspective, if you qualify for 75% LTV and you want 25% LTV in 2nd position, you have 0% equity and 100% LTV. This makes it exceedingly difficult for your rent and NOI to cover your debt service costs. If your tenant(s) stop paying and/or the value of the property declines, you and the lender are in a very dangerous situation as far as default risk.

      @@Davion_savant it comes down to risk and guidelines. If a borrower cannot bring the required equity and needs additional leverage, they are a higher credit risk and the terms are outside of guidelines. In a foreclosure there are costs that are incurred to liquidate the property which is commonly sold below market value -- especially if it's an investment property that may have tenants, damage that make it less attractive to retail buyers.

    Whoever idid this video should work on improving their filming skills. We can't really get a good idea of what the places look like because everything is going too fast and the camera is roaming all over the place.
