Sydney Roof repair mastery use it or lose it
Mastery of roof repairs in Sydney resides in a spectrum.

Переглядів 570Місяць тому
Find out how a colorbond roof replacement goes wrong in Sydney... A typical home owner does the right thing and uses the referral system to pick a quality roofer to replace a rusty roof. The result is a new colorbond replacement roof that leaks whenever there is heavy rain. And, years later... The roof still leaks. Seems like the 'QUALITY' roofing company have run out of ideas, resources or pat...

Skylight repair on a new colorbond replacement roof
Переглядів 1732 місяці тому
Leaking skylight on a new colorbond roof. When we go out of our way to RETRO-fit an existing tile roof skylight to a new replacement colorbond metal roof, things can go wrong. It took almost 2 years and a bad storm event to expose the BAD assumptions that we embraced about the behaviour of rain. We were proven wrong in this instance and had to do a warranty repair to the leaking skylight.

    Thanks for your video. I have a tin roof. I have tried to do repairs from underneath. Your comments about water tracking and the need for 40mm dip were great. I think it is why my efforts to patch have not worked. The sarking was installed tight, and water is tracking and pooling in the overlaps.

      We are blessed that we do not suffer from the curse that embodies UA-camrs - the drive for subscribers and click bait content. Our income comes from serving homeowners who need their roofs repaired properly - Not advertising and sponsorships. When we do a video, we only target ONE view. And it is our own view. If we are happy after watching our own video, then it makes our week worthwhile... Thanks for all your comments.

    The 80/20 rule: 20% of your effort will achieve 80% of the result. The remaining 20% of a result, will therefore take 80% of your effort. Financially. Where $100=100% it will cost you $20 to deliver 80% of an outcome. The remaining 20% will cost you $80. People will mostly be happy with 80% outcome.

    And yet our roof was repainted 20 yrs ago with no weep holes and we have had no leaks Just had it redone now and not sure if the roof tiler has put in weep holes this time I’m confused as to what did work 20 yrs ago to what your saying will happen in 5 yrs from now with our tile roof

    • @roofingportal
      @roofingportal Місяць тому

      If the bedding/pointing under the ridge capping does not crack - then there is no need for weep holes. Some roofs move a lot more that others and this induces cracking. If you have a stable roof and the paintwork is of high quality, then this usually means there are no cracks for water ingress and therefore no need for weep holes. Unfortunately, the majority of roofs move and the majority of paint jobs are of low quality...

    Great video, I'm sure replacing tiles are worthwhile compared to repairing, but when on a budget, sealing both the tile and the watercourse with weatherproof silicone is an excellent solution and I appreciate this video.

    What about gluing a piece of thin rubber matting where the water drops at the bend, that will stop the noise, and its much easier and cheaper

    • @roofingportal
      @roofingportal Місяць тому

      The problem with this option is find a rubber matting that does not deteriorate. Also, a glue that does not deteriorate. It is also quite hard to install the matting at the right place of the joint. And lastly, if the rubber matting dislodges, it will block the downpipe - creating other problems. It is always better to spend the money to do a job properly.

    • @dombarton2483
      @dombarton2483 Місяць тому

      @@roofingportal very true, you could even use a layer of silicone. Anything which affects the acoustics will help. Eventually everything deteriorates even the downpipes themselves.

    What do you think of the Easy-Flow guttering system? It has hangers which create a fall in a PVC gutter which is enclosed by a deep, aesthetically pleasing exterior long box. A plate with large holes fitted with leaf strainers sits on top of the box and above the PVC gutter below.

    Fair enough. I have experienced the failure that you showed. We would stand on the purlin to receive and lay the next sheet anyway; which is preferable and safer anyway. I just love the speed and ease of laying speed deck ultra. But there's another popular and cheaper one available now (with the little ripple marks ( I forget it's name sorry).

    I noticed that other roof repair channels, such as Flat Roof Doctor, use both Poly and silicone for repairs. The results in their videos seem very trustworthy. However, some people say that Flat Roof Doctor is related to or owns the product they use. Therefore, I believe silicone sealant is a more reliable choice. What do you think about using flextape(water proof seal tape) to cover wide gaps, then apply silicone sealant on top? Is that a reasonable option?

    Probably they use it because they can get it in the 600 ml sausage so as long as it is quicker they don't care. The trades in Sydney are getting worse every year.

    I think the first repair is a fair gamble, trying to fix the obvious. After that i would cut a hole in the gyprock ceiling and water test the roof from the bottom up. It takes a few hours to do properly and people might not like the hole but if they intent to fix the damage on the inside it probably needs patching and painting anyway.

    I've just installed Trimdek style 0.42BMT roof sheets on my new shed. The biggest issue I've had is with creasing/bulging on the flat pans of the sheet where it rest on the roof purlins. The roof has steel Z purlins and a thin aircell type insulation. I made sure to brace the Z's as I fixed the sheet to keep them flat to the sheet. The roof was screwed in from a scissor lift with no weight on the sheet and the screws were very carefully driven as to not overtighten but still these imperfections in the sheet are very visable from the right angle and in certain light conditions. I wish I had just put corry roof sheets on instead
