Disagree with you If a 20-25k deposit is gonna get you a 100k house, that house isn’t gonna appreciate in the future by any substantial amount. Why waste time for bad tenants, no capital appreciation, 4 sets of maintenance, headache for £150 a month profit when you could get the same from the bank?

Amazing 🤩. Where about in the north? Assuming these are unencumbered as I hear financing can be very expensive if at all possible for serco / mears properties?
These are in the eat midlands, usually we have cash buyers that buy them and hold them unencumbered
@@SaifDerzi I see the number of overseas cash buyers dropping out of the market especially as they realise they struggle to exit at the ‘cashflow-based’ valuations they purchased these for. Having primarily cash based buyers limits exits but perhaps not an issue for you if you are providing a turnkey service 🙌🏽

A single mum is a common theme cuz they choose to be so. Wait till u see the single dad, having to pay out the single mum AND have to go 50/50 with her. That’s a new level of indentured servitude
I never would've chosen to be a single mom. Funny how woman are constantly shit on, but the man is never blamed for an act they also participated in. Men are allowed, socially, to be deadbeats-- mothers abandon their children as well, but it's a common theme to see the dad's get to skip out and continue to live their life childless. The narrator in the video says he watches his kids for one hour and he's confused as to how his wife does it. Ridiculous. My child's father has no impact on my kids life and they chose that. He can't even do the bare minimum of changing a nappy nor does he pay for a lick of things. So glad he has people like you to support him though. /s

You've clearly got your own opinion and issues with regards to your personal circumstances, which I respect, but this isn't a reflection of all dad's out their. If you listen carefully, I mention how resilient and strong women can be and how that translates to what's required to run a successful business.

When you convert these properties do you acquire a HMO license?
If licensing kicks in dependant on national regs and local council requirements. Generally if its 5 or more people yes you need one but the provider will apply for it

Yes we would have as we could split the utilities and still have plenty of profit and headroom for profit

We ask the solicitor to do this so they will have a insurance company that provides the indemnity, have you asked your solicitor about this?
