It is widely focused that CPF life is from age 55 @ around 200k. However, a fair view for computing would be to include compounded interest betw age 55-65, hence, the outlay is, in fact, 300k. So to breakeven, a person needs to live 17 more years after age 65. Is there any stats on the percentage of population above age 83? Bearing in mind that breakeven is not consider beneficial to its holder given a long-term compulsory lock-up$, more like losing on opportunity cost.

To make it affordable stop increasing the foreign population in Singapore. Simple as that.
This professor is downplaying the price of HDB by saying the instalments for a 2 room flat by paying only $300 monthly instalments over 20 years. He failed to look into the $100k the buyer for the instalment. Seriously he has failed to show how expensive the HDB become where the median income of Singapore worker is only $4,000.

Great episode. Yes I want to echo what Mr Loo said about landed no longer being cheap in Johor Bahru. Nowadays cheap landed is either very old and non gated guarded or you have to travel to the very edges of Johor Bahru places like Gelang Patah, Pasir Gudang or Kulai to get a decently priced landed that is new & gated guarded. Condo living is not new in Malaysia, very normal in fact in KL or Penang. So as price points push up due to a combination of inflation (construction costs) and supply, you will see condo living become normal in JB too even for locals. There is a reason why good location condos at mass market pricing are selling very well in JB now. These kind of projects have very limited Singaporean buyers and in most cases not foreigner eligible anyway. Supply in JB sometimes looks high from a Singaporean perspective because we are exposed to various private condo projects in JB but again in Malaysia, the dominant form of housing is from private developers, there is minimal public housing. If we considered all BTO supply as private supply in Singapore, the numbers would look very big as well

While the property may not see a capital gain on short term but let's not forget it's freehold~ the value will not go to zero, while HDB will~
The rental for HDB is much better than in JB though. This is my experience as a landlord in SG and JB.
Buying a landed property in JB is to experience the landed living experience while you are still productive/retiring in this lifetime. To use price/investment variable on the decision making, to me is quite irrelevant. Just look at it as escaping the singapore' Matrix, once in a while, as a family holiday home.
Learn Malay, the lingua franca of the region -- the market is huge yet untapped.

Sorry to say i thought its cluster house In my opinion, buying weaker currency property is better to loan than to full payment, if can 100% loan cos u wont b surprised the currency will get even lower & lower, then u will pay even lesser For mine is 95% loan
It is not necessary that doing a cash buy is a bad move. Because loans carry interest which is generally high for the Malaysia side, close to 4%, being extra cost to pay annually. Also, even if Malaysia Ringgit depreciates further, it is likely countered by increasing rental demand and yield (esp. for properties near to 1st and 2nd links). Because more people will find it better to rent in Malaysia and travel to SG to work, instead of renting in SG. When rentals go higher, capital appreciation for Malaysia properties will become better. And this will offset the depreciation in Malaysian currency vs SG. And lastly, some developers offer a lower purchase price for buyers doing cash buy (which means cost savings upfront) instead of loan buy. Therefore, it is not a foolproof thing that doing loan buy is confirmed better than cash buy in terms of the overall ROI. There are several variables that can affect the final outcome of which is the better choice.
