Because realestate is the least risky place to put your money now. Its safer to have have an empty building producing no value than investing in a company

Lol Canadian economy isn't just going to kick start this way.. still smoking hopium .
One day they all will be very disappointed and sad.
This is far from reality. Data never lies and it’s out there but people only believe what they want to. Rate cuts are only showing how bad economy is and job market / unemployment will always have more impact than rate cuts. Anyone who understands basic of economics know where we are heading.
The problem is everyone is trying to sell 200k houses for 300k.
No one is buying prices to high
With the Trump election victory it means home prices will plunge in Canada due to higher longer term interest rates and the falling Yuan. Less money will come into Canada from China due to the falling Yuan.
Useless tactic because everything can be traced back with property that has already been on the market! Everybody knows that for quite some time now so this part of information is wrong and useless! So many websites show the records of previous listings so why are agents doing this and leading clients into another useless listing??? Plus to many videos from agents never seen or heard about before preaching useless tactics?? Shamble on all Real Estate fronts….wake up buyers and sellers and use your brains🫵🏼
I’m a senior homeowner with no mortgage and don’t see prices increasing. Young people should want lower prices and not necessarily lower rates.
Unfortunately for sellers, the BoC will have to stop cutting rates in 2025 due to higher inflation, and the Fed not cutting on a stronger US economy. When the rest of the low rate mortgages start to renew in a failing economy, we're going to see a lit of pain. Flooding the market with these new listings will add fuel to that problem.

So coming December 2024, first time home buyer who only has less than 20% down payment on a 1M+ house could somehow service that mortgage? Yeah sure there are people with less down payment but high income. But how many of these high salaried people are there in the market that make north of 200k+ that are going to make any meaningful impact on home prices? In order to take advantage of this cap increase, the average house hold income needs to match to be able to afford that monthly payment with less than 20% down. It's any ones guess to predict what the market is going to do but missing out critical points and painting a picture that market will pick up kinda shows the bias here.

Im not paying so much for condos with ugly layout
The best optimal layout and exposure condos attract buyers and get sold the quickest.
Just a few short years ago per foot price was 300-$400. Speculation went wild and here we are. How funny would it be if we end up on a return trip back to $300-400 a foot? I think it would be so funny.
If Toronto continues to grow as a world-class city, condo price/sqft would be similar to NY, Vancouver, major international cities prices.
@@MariaHomesTeam Really? That’s what you come up with? Is there a question on the Realtor exam that requires an answer like that? Listen about a 40 minute drive from the center of New York City is a little place called New Jersey. A SFD home in NJ a 40 minute drive away can be had starting at 200k. Where in this great metropolitan of the GTA possible? Nowhere is the answer. So when the condo prices revert back to the mean people that were associated with this massive distortion will not believe it to be possible. They will see the erosion of their paper equity not believed possible. K don’t make the rules of economics I just follow them.

What’s up is you’re hot!
We've been talking about a lack of supply in Toronto, but at the same time we also hear about so many condos sitting vacant because many owners do not want to risk having bad tenants, since the regulations favor tenants disproportionately compared to landlords. Rental prices have also come down in the last year. So something isn't adding up about the narrative that the demand in Toronto is booming and there isn't enough supply. We need to also talk about how so much of the recent surge in prices has been fueled by cheap money and speculative investors. And let's not forget fomo. It's important to understand the psychology of buyers. When people think that prices are going to keep going up, and the real estate board keeps pumping up the fear of missing out, more and more people jump in. It's that old conundrum - why are prices going up? Because there's a lot of demand. Why is there a lot of demand? Because the prices of keep going up.
You've raised good points, thank you, e.g. lower interest rates stimulated more buyers and investors, landlord tenancy rules, supply vs demand. As long as people are moving to the GTA and population is growing, we should continue to see these pain points of a growing city and country. In a way Canada is like a "teenager with growth spurts and pain points" compared to older and mature cities in the world.
Even though condo prices are a bit softer for the first time in a long time, my concern is that they could get even softer in the coming year or two, because the whole reason the Bank of Canada is slashing rates again is because the economy isn't doing well at all. Unemployment in the GTA is running at 8% right now. Our entire economy is built on basically selling houses to each other, which is not sustainable. So, as a buyer, I don't feel comfortable stepping into the market right now. I'd rather wait until next year, and watch the economic conditions in the meantime.
I hear you and understand! It may take longer for the condo market to recover. Watch my next video about more rate cuts and the economy. In my many years, I have seen sudden rapid resurges of home buyers and sellers like a light switch, and the GTA has proven a very resilient market. It's impossible to predict with certainty and it will be very interesting to see how will unfold into 2025.
Bottom line is is that it's much cheaper to rent and appreciation is not there until that changes no condo sales

@@Hazara26 that’s true property taxes go up each year. House prices also went up significantly in the past 5-10 years.

No stress test for fraud committing Canadians not homowners
I hear your frustration. The stress test can be a tough hurdle for many, especially for those trying to enter the housing market. It's definitely important that policies ensure fairness and transparency for everyone. What changes would you like to see to make the process better for homeowners?
Not worth it ! Waste of money especially for the maintenance fees.
I get where you're coming from - maintenance fees can definitely add up. It really depends on what you're looking for in a property and the long-term benefits. Do you think there’s a better alternative in the current market?
I don't know..... it's hard to say if the market is going to get busier in the coming months or not. Investors who were buying these dog crate condos are gone because they realized the price gains of the past are gone. So now we're left with ordinary people. And affordability is still extremely poor. Canada is in a recession. The unemployment rate in Toronto is hovering at 8%. I don't see prices going back up in the near future. I think at best 2025 will be a year of flat prices.
