Hi, it’s Pierre from Overview Property Inspection. I just wrapped up an inspection on a new build, and let me tell you-there are hidden issues that can quickly turn into costly problems if they go unchecked. Here’s what you’ll see in the video:
🔍 Debris left behind - We found sharp objects like razor blades
in the basement. Imagine the danger for families with small kids!
💧 Leaks - Small now, but water damage can escalate fast. Don’t let it catch you off guard.
🔥 Missing fire barriers - Critical areas where drywall should protect your home. This is a serious fire hazard if ignored.
🌬️ Insulation gaps - Especially in the basement’s frost walls. These gaps lead to condensation, mold, and structural issues over time.
🏗️ Structural concerns - From spliced beams to disconnected braces, these shortcuts lead to uneven floors and costly repairs.

Which city is this? Who’s the builder?
Seems like a couple of simple differences in choices could have made this deck significantly better. Not even a lot more work
Home inspectors should be required to have more training. Mine must have gotten his license from a cracker jack box. What a waste of money. Any average tradesman would have done a better job.

I suppose you should have had it inspected first before you spent all that cash like every other normal person does before they purchase a home!
This is actually why we were conducting the inspection.
How is a person going to lower the tank or raise the pipe when its all concrete? Gonna turn a tank job into a concrete job?
They could tie into the b-vent on the furnace flue just before the masonry chimney.

Handle tie is missing on the quad. Those are expensive breakers. Mobile homes manufacturers like using them.
It's also improperly wired.
They wired it for 120 for whatever reason. You can take the white wire loose from the neutral bus, mark it red, and land it on the open spot of the quad. Did they use #10? Most residential water heaters are rated for 4500 watts @240 volt. That's almost 19 amps. #12 is good for 20, but only 16 continuous.
@@topher8634 It's a very small tank rated at 2600 Watts, they used a number 10 awg.
@@pierrepapineau1569 wire size is ok, but breaker needs to be a 15 amp. It's not pulling but 11 amps.
They did that to my driveway 6 months after my house was built. Had to replace the entire apron.

@larrymazer thanks! I didn't realize that was a thing, but I still can't see why you'd want both phases going down if one is tripped. Edit: I guess it's for the 240 outlets?
@@foddy2030 240 plus all the load shifts to neutral and you will not have a balanced load
It's the main service disconnect, both phases should be tied together.
Don't worry, it won't ever be needed. 👍

😅, The byproduct of combustion isn't something I would want sealed with tape. Especially in cold climate 7A.
It's slightly warm non-pressurized air. Honestly you don't even need the tape just shove the tubes on top of each other
